Battersea Q1 Market Review

The colder months tend to be the quietest for lettings, however we have still had a number of properties come on to the market and had interest from a number of applicants looking to move. In fact, our lovely clients kept us busy right up until Christmas Eve, as many were determined to move into a new home before the New Year!

There are still a lot of rental properties on the market in Battersea, thanks to the glut of new-build properties that have been built on the riverside and nearer to Nine Elms, including the Embassy Garden and Riverlight Quay developments. This oversupply could potentially suppress prices, which will be welcome news to tenants.

Fortunately we are now approaching a busier time of year. There are now more people searching for their new home and we are starting to see the lettings market even out.

In sales, despite relatively high stock levels, the 2017 market has started strong with our first sale agreed £30,000 over the asking price. Other sales have been at asking price and only a few agreed just below, resulting in a 99.1% of our asking prices achieved so far this year. Confidence seems to be growing day by day, with many buyers not wanting to put their lives on hold for Brexit.

 What’s going on in the area?
Locally, there is still plenty going on with new restaurants and coffee shops opening. On Northcote road “Jan” (previously Lola Rojo) and “Fixed” (a chain restaurant) recently opened and on St John’s Hill a vegan café opened last month called “Without café.”
