Very sad news I heard this morning is that Mary, Harry's wife, has died from cancer. So sad just a year into their retirement.

WBC can be decisive about what is licensed and what is not. However, what they cannot do is prevent a an independent shop becoming a chain. Only you can do that by patronising the kind of shop you want and boycotting the kind you don't.
BTW I have been resident since 92 and Northcote Road has never been dodgy. Balham, yes a bit (Woolworths was like taking your life in your hands) and I was once slightly assaulted near the Northcote Rd library, but that's all in 22 years.

This is very sad news about Harry and Mary's shop.
Quite a lot of the leases on Northcote road are owned by the same chap who let them out on low rents 25-30 years ago before that part of Northcote road was affluent.
Can't blame him for now wanting to cash in on the area having come up as it were.

SO, I haven't been BTC for 30 years but near on 20 (coming in my late teens.....oh the days when a terrace on Mallinson cost £300k!!). I'm certainly not complaining re the benefit I have had in terms of property price increases but do agree with the sentiment that the 'quality' of shops on Northcote Road have somewhat declined. Obviously the shops/cafés today are significantly more glitzy/trendy/posh etc but I seriously struggle with the insane impracticality of what's on offer. You have to laugh when looking at that old thread 'what do we really want on Northcote Road?'' when people say post office, cobbler, decent italian deli, fishmonger etc etc as not so long ago we had all those. What is a real shame is that most have gone not through failing businesses but thanks to insane local business rates and really greedy landlords (as Dove's say there's no way they'd still be here if they hadn't actually bought their site!!). Harry & Mary were so wonderful & helpful and I loved popping into Dandelion (best tuna sarnies ever!). Others I seriously miss - Lighthouse Bakery (really decent bread, great pies & pasties & pastries all baked daily on site - one of Rick Stein's original food heroes too!!), Salumeria Napoli, the fishmongers when it was in the shop...so much more choice. I really used to find it great fun to 'shop local'....

I am sorry Mungo I do like your posts on this site! But in the politest way possible...I think your posts are the aggressive ones on this thread. I have just gone back to re-read Moops post and it was not rude nor aggressive. Sorry that I felt the need to say that.

I am very sad to see the newsagent close down and also the lovely people from the photo shop.

But I can't wait to see what the cycling in water place is?!! Sounds interesting at least!!!

Further to this - Image 2 image, the picture frame/poster shop is definitely going after a few on/off decisions.

There is a new estate agent Portico already open Rampton & Baseley.......because we don't have enough already :lol:

And the new cycling in water (or something like that!) gym is opening soon on the old Oliver Bonas site. Not many sites have one of those!

part of this is the fact that news papers and magazines are generally in decline, so there's less need for new agents.

What surprises me is that there are so many estate agents shops around. Given that property is advertised on websites I don't know why they have shops on the high street. Certainly I never went into the agent's shop on Northcote road when I bought my house BTC. It's a shame as they make a dull high street.

Generally though, there's no point moaning about places changing. That's what happens. It's a function of demand. And - to be controversial- I must admit that I have used the posh biscuit shop and brioche shop more than the pet shop, and I quite like living somewhere where there are smart shops! I can't be the only person who thinks that otherwise how to they survive? (I don't eat that much brioche....!)

***putting on tin hat for abuse about being an elitist fat cat new comer etc etc (probably from people who have lived in the area for ages and so been the biggest winners with the house price gains gentrification has brought)***

I was brought up in Upper Norwood before moving away. That's an area that's been up and down like a yo-yo! In the early '80's I lived in Whitechapel and in the late '80's I lived in Wimbledon but nearly bought on Wakehurst with a mate, (but he got sacked from his job for being hungover on his accountancy exams - doh!).

Compared to Whitechapel, this area was never rough in the '80's or early '90's. Tennis wise I started in 1995/6 at Clapham when the secondary school was still operating on what is now Walshingham Place by the courts. Again the area was never rough, if you think it was, then thank your lucky stars for your circumstances ;)

The area has changed for sure, but more so people have changed. Technology has changed which has had the biggest effect on retail. There wasn't Ocado in 1996! Also we've gone through a period where money is cheap and returns on others investments are low. Thus property has risen above the rate of inflation for years now, especially commercial property in certain areas. The investors are looking to maximise their profits which in the current climate means the small operator gets squeezed out.

Vito's is to be replaced by another coffee shop apparently, and I am surprised that all the current coffee shops can survive because stats' show that coffee consumption is stable/dropping.

The exodus from north of the river to this area has propelled house prices and the surrounding costs to businesses. All we can do, if you want any business to survive, is to support them with our custom. Even that may not halt 'progress'.

We have lived in our house off Northcote Road for 36 years. It was then and remains, a lovely area, although the rents and rates have forced a lot of independent shops to fold. We should hang on to those that remain, if we can, by SHOPPING at them. I remember a market trader who finally closed up saying ruefully to me, "Trouble is, this area has really gone up!" If people only shop online or in big supermarkets, our precious shops won't survive.

We are still hoping to set up Northcote Books within the library building, a great new bookshop and cafe in partnership with the library. This will hopefully provide another lively local destination.

Its disapponinting the post had been taken over by some who want to take offence and argue about working class and fat cats.

I love dandelion and will be very sad to see it go. Hope they do relocate! Biscuits at £35 per 3 or 5 is insane. Either it closes soon or we are in a bubble of some kind. Pet shop not so sure - had issues with them a few times. Dont think they care enough and look after live stock. All fishes i bought from them died very quickly, whereas ones from pets at home always live just fine.

That said, they are far far better than another real estate. I hope this site can lobby against more real estate slots. There has to be some street planning, cant just turn it into a line of agents
