At a push you can get them down to 5% in the 2nd year if you push hard. You'll rarely get any of the good ones lower than that.
The managed service is on top but I never use that, they're generally bad.

I can give you my view of fees based on Balham estate agents, think that should be broadly the same around south London. I never take manged option ( I manage properties myself) so have only used agents on let only basis.
The average I pay is 7% (with Jackson's, Hamptons, Atkinson Macleod) and have at times managed to get 6% with Aspire. All plus VAT. I stay away from Foxtons. They charge 11% non negotiable and inflate asking prices so much that at first you think it makes sense to go with them, but it truth you never get those inflated rents - it's their way of securing a property. I went with them once and never again. I also find them really annoying. They call constantly ( like 3-4 times a day) after valuation pressuring you to sign with them.

My husband and I are getting ready to make the move out of London and have had a few local estate agents over to value our property from a rental perspective.

The fees they have quoted seem pretty high, but open to 'haggling'.

Does anyone have any experience here and suggest what is a reasonable rate to expect to pay for managed / tenant only fees?

It's a 3 bed, 2bath place in Earlsfield.
