Thanks for the advice. It never came up in the survey so and secondly we had a decorator come over yesterday who said it looks more like wall paper so that's a relief but something we still need to get removed so if you know a good decorator would be great.

I agree your surveyor should have picked this up so perhaps speak to him or her.

The ideal situation would have been if your surveyor picked up on it before you exchanged. We were in the process of buying a property with a few artex ceilings. We paid for an asbestos test as part of the survey process and discovered that the artex did indeed contain asbestos. It's perfectly safe as long as it's not disturbed but I wouldn't want to live in a house with asbestos just in case smtg happened (aside from the fact that artex ceilings look hideous) We got quotes from several asbestos removal companies and got the costs knocked off the asking price.
You will need to get a registered asbestos removal company to remove and safely dispose of it and then your whole property has to be carefully and thoroughly cleaned. It won't be cheap.
Your first step now is to get a small sample tested for asbestos. If it comes back negative then any old builder can remove it.

We have just moved into a property and our downstairs lounge and dining have dreaded Artex ceilings.

Can anyone please recommend a reputable Artex removal/plasterer?

I've heard that Artex roofs could potentially contain asbestos. Do I need to get it tested first before getting someone in to remove it or would the removalist also test? Really worried about the asbestos so want to make sure we do it correctly.

Any advice would be helpful.
