Do the whole thing. Personally I don't think you can lose - as long as you can afford to borrow the extra money of course. Your house will be bought or rented on the kitchen. We faced identical dilemma and bit the bullet. You may end up with a bit of a 'better than it was but not brilliant' situation if you go for the first option. I know you are not thinking about selling at the moment but if the market is like it is now, or similar, the buyer or renter will have a lot of choice. You may not get more money (although you probably will - and will make your money back) but yours will be the house that sells or is let, not the one languishing on the market. Plus - you will have the kitchen of your dreams for the next four years. And ring Jolanta at Eclectic Interiors. She designed and managed ours. Not that expensive and stress-free. And Bob at BP Lofts. Both have long and excellent reputations in SW London, know their stuff and won't rip you off. And rooting4tooting is right. It should not cost £180K!! Good luck!
