We have been quoted £160k for side return + loft on Shaftesbury. Adding in a new kitchen + flooring, + loft bathroom + paint and decorate and replace 3 Victorian sashes it comes to £300k. Prices have gone up considerably this year due to covid (supply chain disruption, Brexit (materials + logistics costs, and labour shortages). We had the same builder quote before covid and the price is + £60k now. Most of the  increase is labour costs.

I'm on the Southfields grid and I did a side return extension and loft conversion a couple of years ago. The side return added about 11SQM if I remember correctly and cost £60k (that also included an internal wall removal between front and middle room). The loft was £45k and that added two bedrooms and a little bathroom. Loved my builders and architect, they were all fabulous and I don't know how I got so lucky (I hear horror stories!)

I used home tales for the design and planning and detailed plans and their recommended builder Artan for the build.

We live on the Shaftesbury Estate and had our loft converted last year. We used Premier Lofts, they had done a similar project on the house behind us a couple of years before and we can highly recommend them.
The process went incredibly smoothly, the team on-site we’re fantastic and we’re delighted with the finished result. We did the work whilst working from home and there was minimal disruption. Our side return was already extended but they did this for friends of ours also on the estate earlier this year who are very pleased too.

Hello! I have recently bough a property in the Shaftsbury Estate in Battersea and am looking for anyone who can share experience of having a side return extension and/or loft extension done? Would love to hear recommendations of architects, builders and any estimates of cost. Ideally we're looking to add 10 square meters of space via the side return extension, with bi-folding doors and 2-3 sky lights. We have a third party wall agreement in place. We would probably aim to have this done first, with the loft extension a few years down the line

Obviously I appreciate cost can really differ based on the specifics of the property but really any help or advice would be much appreciated! Thank you in advance.
