Re: Chimney breast removal - builder recommendations please

Probably cost around 2.5K - it will be more if it's not part of a general refurb. You'll also need a Party Wall Award with your neighbours who share the wall and Building Control sign-off. Also, check the support your builder uses is approved by your local Building Control dept. as it varies between...

Re: Basement conversion recommendations or ideas?

I can PM a recommendation for a good specialist basement build company. Don't forget party wall costs and planning application will be more involved. If you use separate services you'll need party wall surveyor, architect who specialises in basements, structural engineer then a builder. I would prob...

Re: Party Wall Surveyor Required in London

Buildersfriend: Given the high level of spelling and grammatical errors, I'd be very cautious using that site to find a PWS. It hardly represents attention to detail or literacy.

Re: Architect recommendation

Have a look at http://www.stuartjamesassociates.co.uk/. They do everything under one roof and you can cherry pick which elements you want them to handle. Mega efficient and not invested in offering the best plan for the builder. It also makes the process much smoother as you don't have conflict/dela...

Re: Architect or design and build for a large project?

It might be worth looking at Stuart James Associates. They're a one-stop shop for planning/building regs/surveys/design but seem to work out cheaper than sourcing them independently. The benefit is you get a project manager who can oversee the whole thing which takes endless hassle out of it. http:/...

Re: Recommendations for conveyencing solicitors?

Another one to try is Ben Wise at Streathers - Clapham High Street. I can only vouch for Ben as I haven't worked with any of his colleagues.

Re: Joint Planning Application

Thanks so much, Annabel. You'd think everyone would be joining forces, given most of our houses are the same. I can't find many examples on the planning application search and even the duty planner was a bit hazy on the process! It seems a bit too simple so I'm trying to make sure I've considered th...

Re: Joint Planning Application

In this case, it's when you apply for planning permission along with your neighbour to benefit from a bigger footprint. You submit the plans as one application/drawing so planning treat it as one building, IYSWIM.

Joint Planning Application

Anyone got experience of the possible downside of a joint planning app for kitchen extension? It seems fairly straightforward but I want to ensure I understand the implications before I agree - duty planner wasn't sure, surprisingly. With thanks for any advice. Georgina
