Estate Agent Advice

We live in the Diamond Conservation area, which is off of Queenstown Road, half way between Clapham Common and Battersea Park. We're considering putting our house on the market but I'm not sure which estate agents to start talking to about valuing our property, both in terms of where the estate agents are based and which are the good ones to deal with? Do we go with one of the ones near Clapham Common tube, those on Lavender Hill or Battersea Park Road?

Would be great to hear any advice and good recommendations in the local area.

Hi Battersea Mummy,

With estate agents today it's generally best to use which ever ones are closest to you as they will be able to get over to the property quickest/easiest for viewings. That being said though, the majority of people they will be showing round would have most likely seen your property through RightMove or Zoopla. I would suggest inviting a few agents over, getting them to value your place, go with your gut with the ones you trust and remember they're all competing with each other so get them down on their fees as much as possible.

Great, and thanks Jamie for replying with those useful thoughts.

I spoke on the phone with a couple of estate agents today to arrange valuations. One took a good deal of time to talk to me about our house, what's been selling recently on our road and the immediate surrounding ones and their estate agency setup. The other estate agent wasn't so interested, shall we say! Already definitely more in favour of dealing with estate agency number one, but will definitely keep in mind the fact that they are all competing with each other when it comes to discussing fees.

The one thing I'd say to you if you can get the vast majority of them down to 1%. Pay any more and you're wasting your money.
Hamptons Old Town are very good. Have used them to buy and sell and as much as I generally hate estate agents, I found them to be a fairly decent outfit.
