Buying our dream house but its got damp?

We have had an offer accepted on our dream house in Southfields. We had a survey done and the roof needs replacing and there is rising damp (we guested about the roof and assumed most old houses that need doing up have damp?), anyway the surveyor has said that we need to get a damp survey to check the roof timbers as he doesn't know if the damp is causing problems with the roof structure. We have booked in a damp survey and the earliest we can get after ringing around several companies is for a weeks time. Our estate agent said this was fine but they have now come back this evening saying this isn't exceptable with the seller and if we can't get one sooner they will take an offer from another interested party and we lose the house!

We know the cost of the new roof. Has anyone had any really bad experiences with damp in their roof timbers, what sort of costs did you have to pay? We want to go in at a lower price and take off the money we need to do the work but have no idea what worst case is. 5K? 10K? Is it worth taking the risk without getting the damp survey done if we can get a sizeable amount off the asking price?? Are we being really stupid? We love love love the house but is it better to just walk away???

I hope the above makes sense, I think I may have rambled on a bit!! :?

Get the damp survey done! It could be the biggest mistake if you don't know what you are buying. I think it would be mad to proceed without it.
I think it is pretty outrageous they won't wait for the survey.
Also another buyer will likely want to get one as well when the survey reveals damp.
There will also be another house if you lose this one... you need to know what you are buying. What if it became a nightmare? Why are they in such a rush? Maybe they don't want you to discover the extend of the damp and then ask for money off.

Perhaps the seller is aware if problems that will arise when a damp survey is carried out and is panicking? Would definitely advise doing the survey-a dream house can quickly turn in to a nightmare! Market is terrible at the moment so there is so much on the market.... Buy with your head not your heart!

100% get the survey done. As someone else has already said another buyer will only want to get a damp survey done.
Don't be swayed by time pressures, it's such a huge purchase.
Also estate agents have deadlines so if in doubt get your solicitor to speak to the other sides solicitor. A decent solicitor would advising you not to go ahead with the purchase until the survey was carried out.

Def get the damp survey in BEFORE you do anything else & don't be bullied by the estate agents. BTW, who are they?

A damp survey is essential as is any other survey to further investigate anything, if not, you might as well just write a blank cheque.

Yes, I totally agree that you shouldn't proceed without the damp survey. It is not a seller's market at the moment and you will find other houses that suit you although you might need to wait until January/February for more new properties to come onto the market). In my view the estate agent and/or seller are trying a scare tactic to try and get the sale through without you investigating further (and I would love to know who the estate agent is for future reference). Damp problems can be very costly (dry rot is a possibility and could mean substantial amounts of gutting the house to deal with it). Unless you were already planning to do this and the property is priced accordingly, beware!

Don't be made to feel guilty that your surveyor is making trouble. He or she is doing their job and it is likely another buyer's surveyor will pick it up too. This is common tactic is house sales from what I have seen. Stand your ground and don't get too attached to this dream (or nightmare) house!

It s christmas so your estate agent is very interested into getting the sale done before the end if the year ie. Bonus!!!!

Do NOT buy without the damp survey. Call their bluff. If not you could make the biggest most expensive mistake of your life.

PS: dont forget that estate agents have huge interests in not telling the full truth.

Have you tried Christian at Damp & Timber Guard on Nightingale Lane to see if he can assess your damp problem? He did a very quick damp survey for us this same time last year.

Thank you all your replies!

You were all right (I needed to hear it as my heart was taking over) and we ended up getting the survey done. The bad news is we have damp but the good news is it's minimal and can be treated fairly cheaply! Fingers crossed everything goes smoothly from now on and we'll be moving in early next year!!!

As a general rule, I would not believe an estate agents claims of "another interested party, so sign now" anymore than I would stories of the easter bunny.
