design & build project in Spring

Urgently looking for recommendations on design and build builders for a ground floor refurb , kitchen and decoration work for a project in April/May.We are looking to do a small amount of building work which will require a plan and building regs etc. Anyone experienced with that?

Hi

We used Regal Builders when we did our kitchen extension and they did everything providing a design and build service. Very good company, not the cheapest but worth it in the end. speak to Kevin.

I have just come across your post with regards to your ground floor refurbishment. I would imagine you're close to being ready to begin works in April/May by now. If you do have any queries or require are services please don't hesitate to get in touch.

Don't forget that if you plan your mirrors and art work before hand, they won't look like an add on after the interiors are finished. I'm happy to give you a free visit to talk about what you might want and how it can best be installed.

We have previously used Ashville Inc, completed a refurbishment and extension. Absolutely great, the builders where very polite and kept out the way just getting the job done, and the standards of finish was perfect.

Hope this helps with your search, I know if can be stressful finding the right company we got quotes from three others and chose Ashville although they were not the cheapest we had no extra costs which was perfect for our budget.

Thanks mumnysara. We are still looking for builders to quote. We did get in touch with Ashville earlier but I think we won't deal well. To begin with, I don't have time to go to their showroom, shoot breeze, wait for them to come over and provide costs.

We used a local company called Cahirbridge for a full refurbishment including some extensive carpentry work - very pleased with the results and were actually a little cheaper than estimated which is unusual these days! Their number is 020 8677 2704 or mobile is Ian on 07889 223186

I would be really wary of all of those on here recommending buildings who only have one post - we discovered when obtaining quotes for a full refurb that a few recommendations were in fact the companies themselves.

We are going through the quoting process at the minute and have more or less decided who to go with.

It's really important to obtain a through quote and if a builder cannot be bothered to make the effort to do this (as happened with us) then you have to question their ethics.

Using a QS at this stage for quoting is useless as they cannot lost each item in detail and builders won't and don't like to use the QS sheet to work from. It's a HUGE waste of money right now. Further down the line it could be useful but only when separate from the builders.

If you use an architect and they recommend builders they usually charge 10-15% of the build fee, we obtained quotes and in some cases there was a difference of 500K so again go and get lots of quotes then narrow them down to the finer details.

Those who can be bothered about coming to see you and answering lots of questions are generally those who have better quality work. Make sure you go and see the work that they have done too.
