Should I hire a lawyer?

I own a flat in an apartment building, and have been dealing with ongoing building issues (plumbing) for over a year now.

I am constantly chasing the building manager for updates and he's had various 'specialists' out, there is always an excuse as to why there is no progress. 'So and so is on holiday, we need permission to access that part of the building, we are waiting on a report'. But it's ridiculous that this is still unresolved - and I don't know what my options are.

Would a lawyer be able to help me? I pay c. 3000 GBP in Body Corp fees each year. Can I refuse to pay this until the issue is resolved?

Any advice is appreciated - thank you!

Hi Indy B. In short, yes you should, and, subject to the building maintenance/ management contract, yes you can, but be careful before stopping payment as you may end up in breach yourself.

As a construction dispute resolution specialist, I've come across these types of issues many times, and whilst there may be good (numerous, different, non-coincidental) explanations, it sounds to me like the problems have been going on for too long. Time to up the ante in the right way and get the plumbing working properly again. Feel free to PM if you'd like a helping hand. Good luck.

What a nightmare.

I would definitely recommend that any correspondence be sent via post recorded/special delivery with a tracking number and signature on arrival. I believe that if after three attempts after giving a reasonable amount of time, money can be withheld by yourself to carry out the necessary works.
Proof of communication should be retained and registered post is far more credible than electronic communication. Also, at least three quotes should be obtained.
