I second LP73 post!

I'm in the trade and I see too many families left distraught after they've had bodge builders, we are forever cleaning up their shoddy work and it's heartbreaking to watch what the families go through. And shocking to see what the builders leave behind the nicely painted walls that you can't see!!!

Please please please be so careful about who you choose, go with a company who has a long standing history of recommendations from people you know or can talk to for references.

I'm a female electrician so I know lots of brilliant trustworthy tradespeople and contractors, if you need any recommendations just get in touch xx

I would be really wary of all of those on here recommending buildings who only have one post - we discovered when obtaining quotes for a full refurb that a few recommendations were in fact the companies themselves.

We are going through the quoting process at the minute and have more or less decided who to go with.

It's really important to obtain a through quote and if a builder cannot be bothered to make the effort to do this (as happened with us) then you have to question their ethics.

Using a QS at this stage for quoting is useless as they cannot lost each item in detail and builders won't and don't like to use the QS sheet to work from. It's a HUGE waste of money right now. Further down the line it could be useful but only when separate from the builders.

If you use an architect and they recommend builders they usually charge 10-15% of the build fee, we obtained quotes and in some cases there was a difference of 500K so again go and get lots of quotes then narrow them down to the finer details.

Those who can be bothered about coming to see you and answering lots of questions are generally those who have better quality work. Make sure you go and see the work that they have done too.

We have had some real bad luck with getting quotes this time Not sure if it is us or there are better more lucrative projects out there .

I have recently used Shane at Bespoke conversions (http://www.buildersclapham.co.uk/) for a loft conversion right before Christmas - he and his team were amazing polite, respectful, tidy - when there was an issue ( a leak discovered at 10pm) Shane was there within minutes to fix it. They worked to a very tight deadline and were flexible in their approach. I like working with Shane and plan to do so again in the future! Oh dear - sorry to hear that. Our work was an extension and it was quite a big job, but I often heard them discussing smaller projects. Spring and good weather on the way (hopefully..) and maybe smaller jobs are not of interest to them. Sorry to have led you down the wrong route , but they really were great builders for us!

To echo this point, we do try to remove all the businesses who recommend themselves and we do tend to catch most of them but if there are any that slip through please do shout!
