We are going through the quoting process at the minute and have more or less decided who to go with.
It's really important to obtain a through quote and if a builder cannot be bothered to make the effort to do this (as happened with us) then you have to question their ethics.
Using a QS at this stage for quoting is useless as they cannot lost each item in detail and builders won't and don't like to use the QS sheet to work from. It's a HUGE waste of money right now. Further down the line it could be useful but only when separate from the builders.
If you use an architect and they recommend builders they usually charge 10-15% of the build fee, we obtained quotes and in some cases there was a difference of 500K so again go and get lots of quotes then narrow them down to the finer details.
Those who can be bothered about coming to see you and answering lots of questions are generally those who have better quality work. Make sure you go and see the work that they have done too.

Oh dear - sorry to hear that. Our work was an extension and it was quite a big job, but I often heard them discussing smaller projects. Spring and good weather on the way (hopefully..) and maybe smaller jobs are not of interest to them. To echo this point, we do try to remove all the businesses who recommend themselves and we do tend to catch most of them but if there are any that slip through please do shout!Please please please be so careful about who you choose, go with a company who has a long standing history of recommendations from people you know or can talk to for references.
