Hi, I just realised I still get these emails even though I left Clapham a year and a half ago...but I think it was fortuitous, because I have the BEST recommendation for you!

We loved Clapham when we were there but found it difficult to upgrade from our two bed flat to anything more substantial when i got pregnant with my second child. We started the typical migratory pattern...we looked at East Dulwich (650K doesn't go very far there), realised we couldn't get what we wanted there and started looking at Forest Hill and Honor Oak. Both lovely areas, but there was so much competition for houses from people like us. Eventually, we saw the perfect house on the Dulwich/Crystal Palace borders, and I have to say, we have NEVER looked back. If you don't know about Crystal Palace, you have to visit. It's the most community-oriented place I've ever lived in my life. I loved Clapham but didn't meet many new people organically -- everyone I met was through my NCT group, etc, whereas in CP, I've made so many new friends in a year, I actually can't keep up with my social calendar. People are so friendly, CP park is amazing, Sydenham woods is great, the view are fab (though the hills can be killer), there are lots of great houses more reasonably priced than other parts of London, there's so much to do for kids, the schools are all outstanding/good (and if private is your thing, you're close to all of the Dulwich schools), and it has that diverse/eclectic/creative thing you don't really get in nappy valley. Lots of people in publishing, film, television, etc live around here. Good transport links with three train lines going through here (gipsy hill, cp, and sydenham hill), including the overground. When did any of you last look at prices in East Dulwich?!
They are on a par with BTC now, and some parts of Dulwich Village and Herne Hill triangle are higher...

We left lovely lovely amazing Balham / Clapham last year after 12 years of living in London. It took 12 months to find the perfect place and finally settled in Harpenden which is next to St Albans. 90% of people we have met here are Londoners with young kids who have moved here because the schools are superb and the commute in to London is so easy (15/20 mins to kings cross). A few people have mentioned St Albans and it's definitely worth a look. We ended up in Harpenden (after narrowing our search to St Albans and Harpenden) for various reasons but a big one was that we felt there are many similarities to what we were used to. If you'd like any more info let me know!

Balham10 - I'd love some more information on Harpenden. I've been reading up on it and it looks lovely. There's not much available on the market right now but hopefully in a few months when we start looking that'll be different. I think that we might need to take a drive to check it out.
How far is it (time-wise) to Heathrow airport? Hubby travels quite a bit and usually from there.

Happy to help - just message me with any questions you have. In terms of Heathrow, I think we're about 45 minutes away on a good day but I confess we haven't driven it since we moved here so you'd need to double check. Certainly the M1 is ten minutes away.

Good luck with it all - we found it extremely challenging to move here but it's absolutely the right thing for our family.
