Renovating 2 flats into a house in Wandsworth

Hi, we will be renovating our 2 flats into a house in Wandsworth and will need to put the build out to tender. Can anyone please recommend builders that have done a similar scale job in Wandsworth? Thanks in advance!

Hi, I did similar in Fulham and found the most costly part was sorting out the leases and re-routing the utilities. I wouldn't recommend the builders I used for that job but have since found others: http://www.bashtan.co.uk/ I don't know if they've combined two flats before but they've done huge jobs/basements etc. throughout the area - good price, very honest and extremely reliable. I would recommend speaking to Andy@runprojects.co.uk (webpage runprojects.co.uk). Run by 2 chartered surveyors with lots of experience in terms of costings/tendering/project management etc. currently hosting a stall on northcote road fair if you can get down there!

My builder is phenomenal. They've done a couple of properties for me now (which in itself says it all) and I wholeheartedly recommend them. Their standard of work is superb and they are reasonably priced though not "cheap". I'll send you a pm later with the details.

We did the opposite last year. We turned one large flat into two flats and the builder we used was wonderful. He is pleasant, creative, fun. The guys who work for him are lovely and very trustworthy. He kept to budget. We missed them when they had gone! The standard of their work is excellent and they come back and do the snagging promptly. We were very happy with them.

I am going to do the opposite, Wandsworth Planning permitting - and convert into 2 giving me a ground floor flat as the stairs are getting too much. I would be very interested to know how you get on and which builders you decide upon. Good luck.

We are experienced in such projects (whether 2 into 1 or 1 into 2!) And any good builder should be able to do either. Biggest headache could be solicitors and utility companies!
We prepare schedules/drawings to define and help contain costs. We can also advise on planning and submit applications etc.

Good luck with your project. We carried out the same project, buying the flat beneath us and converting into a single 5 bedroom house. I wouldn't recommend our builders (long story) but would recommend that you make sure you get full benefit of the special VAT rate for multiple to single dwelling conversions. 5% rather than the standard 20% on all buildings works and fixtures (windows, kitchen, bathroom, broadly anything fixed to the property etc). We just finished a 6/7 month renovation job on a house in Wandsworth that had been a council HMO house and we have changed it back into a single dwelling or one home of residence. As PTMUM2 stated, since you're converting your place make sure you check out the reduced VAT on everything (even kitchens, etc) on the HMRC website as it is brilliant when needing to spend (& save) a fair bit to change a use of a building. We did this and it saved us a lot! Our builder was brilliant in helping us with this too.

Builder recommendation: We used NewSmartLiving as our building company of choice and our place is utterly gorgeous! We just finished officially (internal & external) two weeks ago and held my daughter's christening party at the house. My husband and I really enjoy renovation work and this house is one of a few we've done here and abroad and I honestly can't speak highly enough about our builder and his team. This company does not outsource work at all and the owner, or Director, Martin, is there with you all the way. He's very meticulous in all details from the groundworks to the finish, and through our own experiences in building and renovation works this is rare.
Two of our neighbours have just hired Martin to do their extensions and/or renovation on their homes as he has proven to be excellent as a builder.
One last important point - his communication skills - incredibly transparent and quick to respond. Further, he was helpful in easing any discomfort our neighbours might have felt while we were in the midst of doing our works (extension, side return, loft and complete overhaul/gut of the building) and this went a long way with us as many builders don't have the patience.
Out of all of our many projects over the past years, Martin is the one builder who has been a professional who worked alongside us and what we wanted, and whom now we consider a friend.
