It's actually likely to raise house prices is Balham. The strongest regional recent growth in London has been triggered by Crossrail 1.

If you want to know who has ruined house prices look to George Osborne and his tampering with Stamp Duty Land Tax.

Tosh. You have clearly read "How to lie with Statistics" Post the proof and let me read the stats. I doubt that they would stand scrutiny for house price volatility adjacent to the station and/or a massive building site for 6 years as the boom turns to bust - as it is likely to do in the next 6 yrs.

Anyway why do you care you live in Battersea? go and ask for it next to your house and leave Balham alone.

in brief:

1. Biased producers of stats and these people would not be those who any sane person would ask for a balanced view;

2. nevertheless let's look at them. the first has no analysis of how you strip out the general house price rises. It also sees rises of 73% in certain areas out of London. mmm I doubt this and would like to see which house! In any event these are places that have no relationship to Balham;

3. Balham has so many established travel options and is a mature beautiful environment inside Londona dn not out in some back end of beyond where the price rises will be concentrated and accordingly Balham may well be be wrecked by this. Will prices rise enormously in Balham - I doubt it; and

4. Importantly if they do, ask yourself will it benefit you unless you sell up and leave. No it will not.


be honest with me why are you so for this? Are you related to Crossrail in any way or the property business? and why do you want us to have it and not you. be my guest take it.

London needs more transport infrastructure that much is clear

House prices are inflated and buying a home is unaffordable to many people in London

Crossrail construction may reduce house prices in the vicinity of the works but is that a good enough reason to object?
Is Waitrose critical to everyday life in Balham?

you sound like you could not care less about Balham

yes we like Waitrose and Hildreth St Market and the lovely shops in Balham which will also be wrecked

yes we like our quiet nice family orientated neighbourhood

No we do not want to sacrifice it to Crossrail for the benefit of more sodding commuters who do not live here

If you want to get all political about things how about giving the infrastructure to another poorer City altogether say up North and let them have the jobs instead. we are over developing London and no we do not need more transport systems in London we need fewer ones to discourage more people living here. Go away leave us alone and take your silly views with you.

To say that the fact that it will eff up our house prices and therefore for many of us our very lives is not a reason to object makes you in my eyes to be a mad person. This could bankrupt many people here.

Why shouldn't people be allowed to commute into London?
Not everyone can afford to live in Zone 3

If your house losing a small % of value would bankrupt you then I can understand your concerns
However if you love Balham and you are staying here then long term then why does the house price concern you so much?

mamaclapham - when I looked earlier they didn't specify how deep the tunnels are but I believe they are lower than the tube and thus you shouldn't get any noise but don't hold me too it
Perhaps a question for the public meeting?

I know places in Balham with basements where you can hear/feel the Northern line

I can't see crossrail making properties more valuable - Balham is already on the overground and underground routes.

I don't see the closure of a supermarket as a sticking point. There's a big Sainsbury's and two Waitrose stores within a couple of miles.

Can you explain this point further? Commuters who don't live in Balham who switch to crossrail from either the northern line or southern trains are likely to join via a subterranean tunnel. How will this have a negative effect on Balham?

annabelsarcadenl: I think Broken Dad's point is that people living in Balham have perfectly good transport connectivity as it stands currently. The only advantage of Crossrail will be direct link to Wimbledon and points further southwest - and these currently be accessed by mainline train to Clapham Junction and changing there. The people who will really benefit from Clapham are all those people at points southwest of Wimbledon who get more frequency, quicker and direct trains to central London - no more changing at Waterloo for tube. However, it will be Balhamites (not those living out in the outer suburbs) who will have to put up with years of construction work and seeing their high street look like a war zone.

I agree, the construction works will be unsightly and painful. However, I take a long term view of the benefits:

* Have you tried to get a tube northbound from Balham to get to Bank for 9am? It's common to wait for several to pass before squeezing on! Think back to that poor lady at Clapham South who was dragged along the platform by her coat http://www.standard.co.uk/news/transpor ... 36628.html

* Study the crossrail2 map. Prepare to enjoy:
- 2 stops to Kings Road shopping, no more slow bus through Clapham Junction warzone.
- 4 stops to the west end.
- 5 stops to Euston for all it's connections and the new Eurostar services to Germany etc.

* Waitrose will be paid above market value for their site and will most likely open in a new location in Balham if the shop has been profitable (if it's not they'd close it sooner or later anyway)

I do appreciate all the pain in the short term but we must look to the mid and long term benefits.
