@ mungomuffit - we were looking to Giles Pike too for our house refurbishment (2-storey side extension). We liked some of their work Between the Commons and talked to Tom Pike there who clearly is very knowledgeable. However, we were hoping to get them for the creative side of the brief only and securing planning permission, and they said they do not do that, it's either full control of the project (incl implementation/project management) or nothing. We also had a great building team lined up, with whom we worked well together on previous projects, so we thought we didn't need the architect for managing the project for us - I mean, they would have been helpful, but not for such a steep project management fee (which based on total project value would have made an already expensive refurbishment project even more costly). In the end, we decided to go with another local architect practice who understood our brief (we also had quite a good idea of what we wanted) and were able to complement our own ideas of using glazing with a more practical use of the space available. They secured us planning permission at the first attempt, but we were not in a conservation area, so the Council didn't have too many planning-related objections. We also went for pre-application advice before submission, that also helped I guess with our final plans getting approved. Hope this helps.

Happy to recommend our architect and she is helping us with the current house in the Heaver estate. She helped us with our last house in the Nightingale Triangle so she is familiar with Wandsworth. There are some pictures online if you would like to see what our last house was like...

She would do the creative side of things, submit for planning and can project manage. The build will be done by your preferred team of builders but she would come on site and makes sure that everything is built according to plan.

If you are interested then I am happy to introduce her to you.

@Mungomuffit & @Audrey, we are starting a renovation project in the Nightingale Triangle and looking to find a main contractor / building company that is recommended (so many self promoting ones, keen to use one that comes recommended only). It seems you both have used teams which you were pleased with. Would you mind sharing the details with me via PM?

@AMumAtSW12, we gave a good idea of what we want already, however it probably couldn't hurt to understand what additional thoughts an Architect could bring. If you wouldn't mind sharing the link to the practice?

@KirstinMc - our architect helped us realise what we wanted on paper. If you would need to move walls, take down walls+install some steel beams submit to planning, resolve unexpected issues etc, i.e. not just repainting existing walls, then you would need an architect.

We also had a good team of builders, which we will re-use this time round.

Thanks @AMumAtSW12 for the pointers, yes we will need to put in beams and remove chimneys, as we want to do a side return, extend into the garden and a loft conversion, including the refurbishment.

If you could pass on the details or make the introduction to your architect that would be great. Could you also pass on the recommendation of the builders?

@Mungomuffitt & Audrey - if you do get a chance to send across details of your builders, that would be really helpful so I can have a couple of quotes for the work. However Mungomuffitt, you seem to be employing the trades one hy one instead of main contractor who then organised the other trades? Do you feel that's a better way to manage it we can?

@Mungomuffit. Have you looked at Stuart James Associates? They used to offer a 'cherry pick' service under one roof that was bespoke to what you needed, ranging from planning applications, drawings, structural calcs and party wall to, I assume, full project management. They may have changed the way they work, but it was useful as you didn't have to pay for elements you weren't going to use - plus was cost-effective - you just chose which elements you needed. Their main area used to be Wandsworth so they certainly know the planning rules.

Hi All, my husband is a local architect and most of his work is around Wandsworth/Fulham/Chelsea. We live in Fulham. He doesn't offer this all at nothing structure mentioned above, he can support any or all aspects of a project and can provide a quote according to the client's needs.

I looked at Giles Pike and a couple of others and eventually chose Dust Architecture www.dustarchitecture.com

Friends of ours recommended them and I have been really impressed and happy with them so far. They were very good at sorting out our planning permission, which was not straight forward and they seemed to have a good approach with Lambeth planning. Our architect is a chap called Sam Aldridge, who has been great, really pleasant to work with, professional and efficient. We are about to commence building work shortly, so my experience is only for the planning application stage and the detailed tender drawings for the builders, but we have been pleased with our choice of architect so far. They have a more flexible pricing schedule than some other architects, and seem happy to be involved in certain stages rather than insisting on project managing the entire renovation.

Hi if anyone needs new loft or roofing building etc and if age and experience count where there's a need try using practical people first. Hands on makes the difference exploring and engaging makes for finer attention to detail.
