Seabel, Astolat, I'd be interested to know who you had as PMs.

We've just signed up with Simply and are trying to get our project kicked-off (we need to sort party walls etc. first) and so we don't have our PM yet. You both have had very different experiences so I'd really like to learn what to look out for, both positively and negatively.

Give Malcolm Newman of premier lofts a tinkle.

30yrs experience and focuses on quality.

Probably no more expensive than the local heavily advertised outfits.

Hi everyone,

I'm looking at loft convesions, new to Clapham too so don't know my old builder anyway I'm sure it's not Leeds, Harehills prices here! I'm looking at costs for loft conversion generally, I'm not sure if I can go ahead with it, am I looking at minimum 30000? Can anyone verify this information, I've looked at Visionary Lofts and they are saying minimum 30k https://visionarylofts.co.uk/london-lof ... ion-costs/

Absolute minimum is a master bedroom, could have small spare room later to be ensuite, if anyone can help with costings would be great.

i'd say min 50-60K.. steer clear from loft companies that offer design and build. Employ an independent architect/designer/project manager.

I would recommend choosing the builder carefully. I had a wonderful experience with my builder who did a great job. They are called PVA Developments : http://www.pvad.co.uk/

Hi, I just had a team of builders do my total loft renovation (it was about the same as loft conversion as we redid the roof, put in new steel beams, took out 2 internal walls, gutted out everything and put in everything new including a bathroom). I would highly recommend the guys who did the job:

For architect, we used Joe who was brilliant at advising what is possible and getting us planning permission. I can share his details. I can also share a brilliant structural engineer recommendation.

However, between these guys you need someone who will design the layout of your rooms, lights, bathrooms, switches, choose what floor you want, order the bathroom suite etc. Ernest and Sergy are brilliant builders but not designers. I did it all myself but it’s a lot of work (and I knew exactly what I wanted). It is cheapest that way, but if you are not experienced I would recommend someone who can do it for you (can be an architect or an interior designer).

You might also have party wall implications - if you were putting steel beams on the party wall. Structural engineer would advise on that. Again, I can recommend a reasonably priced and very good party wall surveyor.

If you decide to go down the “divide and conquer” route, let me know and I can send you more info. There is little point in engaging the builders until you have the plans / a good idea of what you want as otherwise they can’t price it.

We used Design & Build London UK for ours last year and I cant fault them. You deal direct with the owners which just felt better for us. We had a few larger companies come and quote but they just wasn't personal enough for us. Price and time scales where competitive and their references all passed the test as they were able to invite me to one of their on-going projects not far from our house, where I was able to speak to their client and get their view and experience working with them too. 02071128988

I used Landmark Lofts. Would not recommend them. Don’t be fooled by the idea that there is a project manager - you have to be available and sort things out. They didn’t foresee problems. The workmen were great - the company was feeble. Still can’t open the French doors properly!
