Second story extension after loft conversion?

We are in the very early stages of considering our house expansion options. We could do the basement, but I would prefer to have more living space upstairs. The problem is that our loft has already been converted. Does anyone have any experience with putting on a second story extension in the back of the house after the loft has already been converted. Obviously it would involve re-jigging the stairs, but is this doable? Cost effective?

I assume by this you mean putting an loft extension over the back part of your property, if this is the case then I would also be really interested in hearing from people who have done this as we are also thinking about it but like you already have the loft over the front of the house done.

The other option is the basement but I think this is a lot more expensive and from what I have heard takes longer and causes more disturbance.

Would love to hear people’s thoughts on this and the pros and cons.

Hi All,

We are in the same situation! :D The loft conversion has been done by the previous owners but we would like to extend at the back to have an additional bathroom and bedroom.
Previous owners did ask the council to do it at the time but they were told it was unlikely to be accepted (even if some neighbours on the same street have done it!)

I would be very interested to know if possible and how much it costs...

Yes this is possible but it is very much dependant on the structure and layout of the property. We are currently refurbishing a in property in fulham where we have added extra value by having an additional room over and above the standard mandard loft conversion.

It is best to consult either a local architect or the planning department of your local council.

you could circumvent this by speaking to the architects who did the original conversion. they would have the paperwork as to the structural integrity of the building. good chance you'll need reinforcement of the 'steels'.

then speak to your planning dept and they'll (if it's wandsworth) give you an idea as to whether your plan is feisible. given some of the planning horrors I've seen recently around webbs/northcote/broomwood, I think you'll be fine ;)

Thanks for all the replies! And I'm pleased to hear that it sounds like it's feasible. I am hoping to sit down with a developer/builder next week, so I will post any insights....

On the planning permission point, I think it will depend on whether any of the houses near you (and behind you) go up to that height at the rear or not.

I know that houses on Gosberton Road and Hillier Road have got planning permission to do this kind of extension quite recently. However I think others have been told they can only go half way back, so only enough extra space for a bathroom or small bedroom.
