Loft and side return

Postby Renovations111 » Sat Sep 14, 2019 3:06 pm

We have just got planning permission to do a loft conversion and side return extension on our 3 bed terraced house. We have been told by a couple of builders that the work will take 8 - 12 months. This is far longer than we expected - from our research we had estimated 4 months. We are doing a few other things (knocking the bathroom and toilet into one room, putting in a cloakroom downstairs, plumbing in basement for washing machine but not digging down at all) and we are being quoted 200,000 plus - again, far more than we were expecting. Can anyone share their experience with this type of building work? Thinking of canning the whole project at the moment as I can’t bear the thought of it taking that long.

Split into several blocks of work

Ask for more quotes. Big builders may just quote you high because they don’t want the work

Price seems reasonable to me, depends of course if you go for the design and build option or if you try to project manage yourself.
Time scale seems long, we did a whole house back to brick reno inc full basement in less than 8 months.

Hi Renovations111!

I work as a project manager for a Design & Build London company based in Fulham, sw6 London. I have done loads of beautiful projects with a similar brief. I’m currently on my mat leave and have a bit more spare time than usual (not running around my sites for a change Image ) and if you have any questions regarding the construction and build side of things just drop me a message.

You could use our builder Lenny @ Hamilton Walters. They done our loft conversion last year from scratch. Their architect Michael and Lenny took care of most of it which was great at the time as I was pregnant and my husband was away working a fair bit at the time so having a company take you from design right through to completion was a pretty stress free and enjoyable experience. It also allowed Lenny to make suggestions throughout which saved me money and time which is always good!

Hope this helps!
