Builder recomendation

Postby veroleo » Wed Dec 23, 2020 3:51 pm

Hi,

We're about to start a kitchen extension project in our house in SW11 Clapham Junction.

We're looking for an honest and qualified builder, do you know anyone you would recommend?

Thanks!

Hi Veroleo,

As you think about the build, a few pointers that you should consider:

1. Ensuring in your tender process that a performance bond is provided by the building company. This effectively is an insurance against poor work, the work not being completed, the company going bust etc. The insurance provider undertakes a significant level of due diligence on the building company - checks financials etc and it is also the building company who has to take it out and the cost of it.
2. Any contract that you enter into commits the Directors of company also, so they are personally liable in case of issues
3. Details of each person on the team doing the actual build in terms of qualifications for work they are doing, length of experience etc. Most companies will have a number of teams and the quality varies considerably between them.

Any reputable company would find the above conditions standard.

I have used a few building companies, including APT and happy to provide a perspective on our experience with them, if helpful.

I’m about to start a house refurb and kitchen extension on my house in Clapham. I’m going to use the same team of builders that I’ve used on my buy to let properties. Really nice company to work with, I’ve used them many times before so would highly recommend their work. Number is 07966 476862 (Clive)

I've used the guys at SML Maintenance for most of my interior work, they're fab and I'd really recommend them! They were really reliable and I'm so pleased with the results - a surprisingly stress free experience for what ended up being the renovation of my entire ground floor. Hey! We did an extension with APT (who I can see also responded) to this thread. I would recommend them, feel free to message if you want to see photos or would like to chat. They were based at the end of our road which was a huge plus too! X

Hey! It's been a while since your post, but I wanted to offer some insight. When I was looking for a builder for my kitchen extension, I asked around in my neighborhood Facebook group. A neighbor recommended a builder they had used, and they did a fantastic job. Maybe you could try posting in local community groups or asking friends nearby for recommendations.
By the way, do you guys know of good painter services in London? I'm moving from my rental house, and for me the end of tenancy painting and decorating is very important. Please share your recommendations!

We used Add On Projects https://addonprojects.co.uk/ and they were amazing. The quality of the the finish was great and the costs reasonable. In a major win, they kept all our neighbours happy too due to their tidiness and considerate behaviours, which made the whole build process so much less stressful.
