Ask for 1% on sale price , with a ratchet mechanism that if they sell for less than asking price then commission rate is cut but if they sell above asking then commission goes up to reward . You can band commission by sale price , ie every extra £100k over asking price the commission rises 25/50 bps .
There’s a lack of properties to sell in the area I hear, so agents are desperate for stock . Hold out for the best deal and do negotiate . Don’t just go for the 1st terms they offer and do negotiate exclusivity rights period - ie they willl try to stuff you on an 8 week exclusivity period - negotiate that down to 4/5 weeks. Ultimately if they are so confident your house is a winner they should be able to sell it in 4 weeks.
