Selling House - Estate Agent Fees

Hi,

We’re thinking about selling our house and wanted to know if anyone has recently sold a house with a local agent (Northcote Road) and if so, what fee they paid. I have no idea what’s fair!

As one of NappyValleyNet's property advertising partners, we thought we'd jump on to give you the details of our fees. 

Our sole agency fee is 1.5% + VAT and our joint agency fee is 2% + VAT. We price ourselves in the middle of the market and you will likely see fees range above and below this. The important thing is understanding the best value.

Ask for 1% on sale price , with a ratchet mechanism that if they sell for less than asking price then commission rate is cut but if they sell above asking then commission goes up to reward . You can band commission by sale price , ie every extra £100k over asking price the commission rises 25/50 bps .

There’s a lack of properties to sell in the area I hear, so agents are desperate for stock . Hold out for the best deal and do negotiate . Don’t just go for the 1st terms they offer and do negotiate exclusivity rights period - ie they willl try to stuff you on an 8 week exclusivity period - negotiate that down to 4/5 weeks. Ultimately if they are so confident your house is a winner they should be able to sell it in 4 weeks.
