Wrap Around Kitchen Extension - Help and Advice Needed!

Postby RichmondResident » Tue Dec 02, 2014 11:56 am

Hi all

I live in Richmond and I am looking to carry out a single floor contemporary wrap around kitchen extension to my 3 bed Victorian semi next summer (approx. 9 meters by 5.5 meters).

I have had quotes from a 3 one stop shop companies and a couple of recommended builders who work in the area and all offer the full service from start to finish eg. planning, architect drawings, engineering, full building work to completion etc. From looking at each of their websites, their work does look decent.

Quotes I am receiving are circa £100K+ and even pushing £200K! (inc VAT).
I understand that different companies/builders offer different levels of quality but nearly £200K seems a lot and having not done this type of thing before, I am keen to have quality work carried out without getting ripped off....

Can anyone help me understand whether these are just London prices?
Do these quotes sound reasonable?

Included in the above quotes are things like chimney breast removal, under floor heating, new boiler, dig down 30cm to increase greater ceiling height, adding a WC and so on. However, I'm struggling to understand how there can be a such a huge difference in price from one to the next...

Appreciate your help and advice and any recommendations of builders/specialist that people have used and were happy with!

Many Thanks

We have helped clients undertake a number of such extensions.
I would suggest getting the design intent drawn up, a schedule of works prepared and then go to 3 or 4 builders and get comparative quotes.
Cost will vary, influenced by how busy builders are at time etc.
Happy to have a chat through what you are looking for if you wanted and we could advise realistic figures.
