bathroom refurb

Hi

I've had a few quotes from companies, which i think, is absolutely extreme. The work to be carried out is 3 bathroom refurbs, plumbing, electrics, new bathroom suites, plastering, tiling etc.
Can anyone recommend a company, or builders who they have personally used to re-do bathrooms? I have been quoted over £100,000 which i think is an obscene amount of money. Is this how much things cost these days?

Any recommendations gladly received.

A rough rule of thumb is, I think, £15k per bathroom but obviously it depends on the cost of the fittings/tiles etc.

The £100k - does it include everything?

That seems expensive :o !!

We used Brad at the Hamilton Group to do our 3 bathrooms and they were fab. Happy to send photos of the work they did for us, 3 years later we've never had a single problem. They can do some really unusually designs too, Which I think they have on the website but I'm sure they could show you.

We sourced the fittings ourselves and I guess that's where the costs will be bumped up depending on where you buy and if you want tile or marble.

I'd say if you get your fittings from bath store and use tiles then you're probably looking at about £10k per bathroom. If you go for marble and high end fittings then it can be £40k per bathroom upwards.

If you call Brad at the Hamilton Group he'll talk you through options, he's a lovely local dad and won't put pressure on you.

Yes, that's a crazy price. A friend of mine has just had two bathrooms done. She sourced tiles and bathroom suite herself (from the bath shop I think) and the work per bathroom was £6.5k. This also included ripping the old big water boiler out. So a £100k is taking the mickey really.

£100k is an insane number!!! :o
I would agree, by rule of thumbs, £10-15k per bathroom and you will have a fantastic result.

It is all relative. To someone on benefits, that is a lot, but to Posh and Becks it is pocket change. To me it sounds like a lot. I am currently doing 3 bathrooms and should be well under £25k in total. I am project managing and have sourced all materials. Builders generally add 10-15% to all materials. Instead I have negotiated a trade account with Victoria plum and secured a 15% discount. As others have said, it varies wildly with the fittings and tiles too. I always ask myself 'how much longer will I live here?' and 'what value will it add?'

My friend specialises in bathrooms http://www.burgessbathrooms.com and I would wholeheartedly recommend them - lovely guys and great finish. 100k is ridiculous - we did our small one for about 6.5k and did not cut corners (we used Bathrooms at Source as it was before Burgess Bathrooms, who were also lovely)

I agree with what others have said about the estimate of 100k for 3 bathrooms being high (!!), but again, it depends on your choice of materials and fittings. Having done a number of bathroom refurbishments recently, I would also agree that you should expect to pay 10-15k per bathroom for a full renovation and fit out. You can save quite a bit by sourcing tiles and sanitary ware yourself and I would recommend Paulo at the Bathroom Discount Centre on Munster Road in Fulham -he is lovely and really helpful.

Its all relative but I recommend doran bros construction who did a whole house for me including 2 bathrooms - I think you'll be surprised at how much (or shd that be little?!) they cone in at.

For tiles go to reed harris just over wandsworth bridge - amazing displays, I guarantee you'll like all of them! Theyre a bit of a warehouse so best quality stuff at good prices. Beware when looking that some have to be ordered from Italy & some are in stock.

For fittings the bathstore sale - a shop also just over wandsworth bridge.

thank you so much for your replies. Relieved you are all just as shocked as me as to the amount. The price does include a rough guestimate of all the bathroom stuff!
I suppose its all a bit overwhelming when you start a project and my initial thoughts were to have a company do the whole work, but reading your replies it makes me realise what i can do to limit the costs.

We used Art-Build 40 Ltd. (Artur, phone: 07788582926) and I can highly recommend him and his team. They renewed our bathrooms (and did other refurb works in the house) and I'm extremely pleased with the quality. Very friendly, pleasant to deal with and hard-working!
