Is it worth doing a major refurbishment of a kitchen? Post Reply

I would be very grateful to hear your views.

We have a an extended kitchen which is very long but still contains internal walls I think its whats known as a wrap around extension. the light is very poor and there is little work space.
I have choice of refurbishing kitchen by just replacing old kitchen units and putting in new flooring (about 60K ) or going the whole hog, removing walls to open up completely and adding new doors and new velux windows around 180K
We are unsure about long term plans but will be here for the next 4yrs minimum.
Husband due to retire in 2yrs. Anxious to make best decision and wonder what will happen to house prices post brexit.
Not looking to make money at all but would like to be sure that we would recoup our costs in the sale price.
What would you do?

that is a high budget for a simple kitchen floor refurb. Go for the bigger rebuild and budget well. Aim for 80k all in. if you can get the builders to handle the entire project you should be able to control costs better. That's the tough part. finding the right team that won't rip you off.

and if your property goes down in price post Brexit, so will everyone's. we are all in the same boat and sailing to a new horizon...

Do the whole thing. Personally I don't think you can lose - as long as you can afford to borrow the extra money of course. Your house will be bought or rented on the kitchen. We faced identical dilemma and bit the bullet. You may end up with a bit of a 'better than it was but not brilliant' situation if you go for the first option. I know you are not thinking about selling at the moment but if the market is like it is now, or similar, the buyer or renter will have a lot of choice. You may not get more money (although you probably will - and will make your money back) but yours will be the house that sells or is let, not the one languishing on the market. Plus - you will have the kitchen of your dreams for the next four years. And ring Jolanta at Eclectic Interiors. She designed and managed ours. Not that expensive and stress-free. And Bob at BP Lofts. Both have long and excellent reputations in SW London, know their stuff and won't rip you off. And rooting4tooting is right. It should not cost £180K!! Good luck!

I agree with the others. Do the big refurb. At least it will make your house more sellable. When I was house hunting I found it so irritating to see a new kitchen in a rubbish space. Your buyers will probably want to do the refurb themselves and then they’ll have to rip out a pretty new kitchen - not something anyone wants to do as they’ll feel like they were paying for the old kitchen in the cost of the house.

Disagree with others! I'd save the cash and do as little as possible. Keep life simple!

If the quotes are 180 it will be at least 200. If you sell the house at best you will get your money back but I doubt make a profit.

And building work is always a massive hassle - annoying to do it and move out in a few years!
