For example, if your property becomes vacant in the quieter months, we recommend listing your property on Airbnb and synchronising your tenancy to start a long-term let in the summer or late summer when demand from tenants and therefore prices are highest.
Alternatively, if your property is already on the market, why not earn on Airbnb until you let or sell it? Every day it’s sitting vacant is potentially losing you money, so it really does pay to get on board with Airbnb in short-term.
With 18 offices located across London, we already know your area inside out. That means we can market and sell your property honestly and effectively and ensure the price point is correct.
On top of that, we have a secure key storage at each of our offices or lock box options, to allow for round-the-clock access.
As our handymen and housekeepers are employed in-house, you’re guaranteed a reliable service and work will always be carried out to a high standard. Plus we’re on call whenever you need us!
What’s included in our Airbnb Management service?
You’ll receive a dedicated Account Manager for your property, who will look after your home as if it were their own. Better still, they’ll be on hand seven days a week to answer any questions you may have

Your property will receive a full professional clean so it’s looking its best for guests. We also have our own in-house handyman team to call on should we need them!
Only the best for our guests! We organise hotel standard linens and towels for every stay, and of course we’ll keep toiletries and key essentials replenished too
We arrange 24/7 access for our guests. After all, convenience is key with short-term rentals
We go above and beyond to ensure guests have a fantastic stay. All our guests are provided with an interesting welcome pack about the property and the area, and they’ll also receive a Portico Places card which entitles them to a range of fantastic discounts in the local area

Most people don’t have the time to be replying to potential guest emails and queries seven days a week, so full guest communication is a great bonus to the service. We expertly handle guest communication and vetting, screening every request for your peace of mind
If your property is vacant and you need furniture or furnishings, you need Wi-Fi set up, or you need any property-related advice, we’re more than happy to help. We employ top Interior Stylists to kit out properties to really maximise their appeal to potential Airbnb guests.
How much does it cost – and how do I get paid?
We offer two Airbnb management packages: Comprehensive or Concierge. Comprehensive includes all of the services explained above, but as part of the Concierge service, we’ll also install and set up Wi-Fi, furnish the property and maximise the appeal of your home.
You’ll begin earning as soon as we confirm your first booking, receiving the payment directly into your bank account minus Airbnb’s 3% charge + VAT. Then at the end of each month after you’ve been paid, we’ll take our fee + VAT from your total earnings and the cleaning fee paid by the guests.
Our customers range from professionals living abroad and business people working in the City, to those who have never used Airbnb. Here is an example of a case study for one of our lovely customers, Alan:
We managed Alan’s property in Islington from January to March 2017. He had plans to work in Tanzania until the late summer and so wanted to let his property out while he was away. Initially he was looking for a short-let but the market was relatively quiet and his property was sitting vacant. Alan therefore decided to put his property on Airbnb to earn some extra cash until he let his property, and in the process synchronise his tenancy to begin in spring when tenant demand would hopefully pick up.
Alan’s property has been a fantastic earner on Airbnb, occupied for around 75% of each month at around £150 per night. But best of all, by the time Alan reached his 90 day limit on Airbnb, we had secured him a short-term tenant for the remaining three months, maximising his potential income.
