Re: Builders for a loft conversion

Hi there, I know this is a bit of an old thread but if anyone is considering a loft conversion, I've actually written a couple of blogs on loft conversions and party walls so feel free to have a read. I hope they help.... Happy to chat through it all if anyone needs a bit of a steer....

There are a few other blogs on the website that may prove useful too (how to save pennies and pounds, a steer on planning and building regulations, building a rear addition...etc) for anyone thinking about works to their home...

Good luck with it all... x

Hey there!

I wholeheartedly recommend Plaster Fever. The whole process of our loft conversion was super smooth and very personal. They came up with a great design and practical ideas. They even came back 3 months after the job was finished for snagging!

Hi, I am not sure if this thread is still active - however, if you are looking in West/ South West London, an excellent partner for loft extensions is Good Design and Build. I'm happy to refer you if that helps? Thanks

James

Hi,

We used Armstrong Simmonds Architects www.as-architects.co.uk as our architects. I can highly recommend them. They are based in Clapham and offer a full service from concept design and planning through to appointing a contractor and over seeing the project on site. They are RIBA chartered and have a portfolio of well designed, completed projects which they can share with you, if interested.

Then we used PVAD www.pvad.co.uk to do the building work. The whole project was pretty much seamless.

Note: Make sure that you get the plans and also structural calculations included in your price.

Hope that all helps.

We’re currently picking up the pieces of a nightmare loft and kitchen extension by Wandsworth Lofts and Extensions. Stay clear!

I would recommend Hilltop Construction, they are a very reputable builder in Balham that work on many projects in the area. Here is the website, good luck! http://www.hilltopconstruction.co.uk

Our loft conversion has recently been completed by loft life and i just wanted to say how pleased we have been with them. Right from the beginning they have been professional and hard working.

We were very lucky to get the amazing Richard as our project manager and he made the whole experience run smoothly. He was always on time, when we had a slight leak in the roof one weekend he drove a couple of hours to come and fix it, he always made sure everything was tidied away so that it was safe for our 2 year old and if we had an issue with anything he was quick to fix it without question. We hardly had any snagging when it came to the end of the build and any we did was dealt with straight away.

I couldn't recommend them highly enough, we are extremely pleased with the end result and if anyone has any questions I would be happy to help as I know how daunting it is choosing a company you trust enough to carry out the work!

Hi all,

I am a local developer and carry out a lot of client work as well as my own projects in the SW areas. I'm more than happy to show recent works and can provide references from clients and estate agents. We provide the whole package, architect, builder, party wall surveyor and interior design and full project management. If anyone would like further details or advice. Please drop me a line.

Hey

I was just looking for some content about interior design and saw your guide:

Great stuff!

we recently upgraded our website and published a guide with free resources about office fit out and office move and thought you might like to check it out. Here’s the link: https://grosvenor.uk.com/office-fit-out/

What do you think? Perhaps this would make a nice addition to the post?

Thanks

Hi there fellow mummies!
Just thought it may be useful to write about things to consider when choosing a builder. I am project manager in a design and build company in SW London and thought I’d share a few pointers, the list is by no means exhaustive!!

1) Past projects
Have they completed work that is similar to what you’re looking for? Have they got photographs they could share with you or even better references from their past clients? Can you speak to the clients?

2) Current Projects
How many projects are they currently running? Also vs. their scale. Is it a one-man band operation? Normally builders would have more than one project on the go for cash flow purposes, are there perhaps sites you could visit?

3) Health & Safety
Not an obvious one but this really separates the wheat from the chaff. What’s their attitude towards health & safety of their team? It speaks volumes when a company makes it a priority to look after the safety of their team, as it shows their professionalism and respect towards their employees. Especially important if you’re planning to live in the house during the works taking place and have little ones to worry about!

4) Contracts
Very often builders don’t want to sign one and I really think you should to protect yourself! They don’t have to be JCT, if you find those confusing. FMB has a really easy to understand yet effective one you could sign.

5) Who will be overseeing the project?
Will it be ‘The Builder’ himself? Does the company employ project/site managers? How easy is it to get in touch with them? Will there be weekly meetings?

6) Extra work
9 times out of 10 there are extra things to do on site! It’s probably a good idea to ask the builder exactly how those are billed and have a record of all extra work in an email (on that, how good is your builder on email? You want to deal with somebody that can be reached not just on the phone so you have a record of what was discussed).

7) Cost
I put it at the end as in my job I’ve heard some real horror stories! My advice to you would be to go for the best builder you can afford, not the cheapest! I often hear that we’ve missed out on a project to someone cheaper only to be asked to quote for rectifying their shoddy work
months later!

That’s all that springs to mind off the top of
my head but if you have any specific questions you can just get in touch with me, hope this helps! Good luck with your projects! :)

Obviously accusing me of lying!! I guess they got their money and that's it!!
Beaumont Building Ltd have done 2 complete house renovations for me and they did a fantastic job. Great team, great finish. Completed on time and on budget.

I was so surprised to see your comments that I contacted the owner to let him know and he informed me that he did not do the work for you. The works were carried out for the previous owners over four years ago.

So to post comments like you have are a little bit underhand.

I would recommend Beaumont Building very highly as I have done over he last five years since using them.
We are currently using Beaumont Building for our top to bottom renovation and extension. We went through an extensive tender selection, went to see his recent finished work and chose them based on their track record of high finish and being on time and on budget. He was also recommended by our Architect. So far we have received excellent communication, quality of work and politeness from everyone who works on site. I'll post another update once the work is complete but thought I would respond to this thread because the comment seems very unfair considering they didn't actually do the initial work.

Hi.
We recently just had a loft conversion and a full refurb completed in June this year by Unique Design & Build Ltd. Couldn't be more happier. Emmet and his team were so helpful and made us feel at ease through the whole process. Have a look at their website:
http://uniquedesignandbuild.co.uk/.

Best of luck.
Molly :)
