Hi
I can hopefully help as work for an agency who covers those areas and also live in balham with children at schools in the area so can help you with advice on schools etc too. As one of the previous posters said it’s better to register with more than one agent as listings aren’t normally shared. If you have a look at rightmove website you can get a good idea on who lists the family houses.

Thank you! If you have any suggestions of a local relocation / property sourcer I would be very keen to hear. I'm from Australia, so not quite sure of the US realtor market, but do know the concept of relocation agents if that is similar. We lived in SW previously (Balham) but keen to get the kids into a local school with friends in Honeywell, so looking specifically around that area. Any tips at all very welcome!

Thank you!! No, we aren't from the US but do appreciate the reminder! I do remember that by the time something was advertised online, you'd missed the best ones and only ones that were asking a high price, often, made it to zoopla etc. We have started emailing all the agents and will start calling around soon. I'm not sure how far out people rent, but I expect there might be some people deciding to move out of London toward the end of year - even perhaps some Aussies returning home (and we have a lovely 5 bdrm house here to rent in a high-demand area of Sydney if anyone you know is looking, don't hesitate to get in touch!)

Thank you to everyone! No, we are not from the US, but Australia, so perhaps similar semantics here. Estate Agents I guess is the UK terminology? Yes, we have lived in London previously, but looking forward to be back in SW! If anyone else has any suggestions, very keen to hear from you!

If you are still looking, I would recommend contacting Paul at Moveli. They are now doing rentals as well as sales. Really great service, down to earth approach, highly experienced, lives in the area so really knows it well. Also because they don't have any retail space they are more competitively priced that other local agents. Can't recommend him highly enough!

If you’re going to be searching for a place before you arrive, you might want to get help from a local property sourcer (a bit like a US realtor).

Hi - are you American? The reason I ask is that you describe them as "real estate" agents, and to say that they don't work the same here as they do in the US. Here you really need to be signed on with as many agents as possible as they will only show you properties whose owners have registered with them. It's not like in the US where they can show you everything that's on the market. So really you want to be registering with all the agents in the area you're looking for and calling them on a regular basis so they know you're keen and if anything good comes up you'll hopefully get first dibs. If you stick with one agent you may miss the perfect property.

I second Rampton Baseley, Northcote Road. After using many local agents to try and find a property to rent we found them honest, with a great selection of quality homes and not too pushy.

Hello! We are moving (back!) to London in early 2021, and looking for a family home to rent around Northcote Road / Honeywell area. Does anyone have any great real estate agents they'd recommend? We want to get the kids back to school as soon as we can, so getting settled into one place would be amazing and not having to move around!
