I’d also check your lease for the clause around freeholder obligations. It’s usually fairly vague but you can use that in comms with the management company ...

Pension advisor

..could anyone please recommend a pension advisor? ..ideally they’d have a good tax understanding as I work abroad a fair bit.. I want to set up a SIPP but am not sure of my contribution allowances.

Without seeing it, sounds likely there is a ‘hub’ somewhere in the house where all these wires meet.. this is where you’d put all the AV equipment and they feed off into every room (hopefully well labelled!) ..have you tried contacting the original owner (via the estate agent).. pretty standard prac...
