Major work issues leaseholder

Postby WorriedMe » Thu Sep 20, 2018 10:47 pm

Hi
I read some your comments from 2015 Lambeth Major work bill.

I'm still left with this enormous bill all up in the air. I tried to liaise with other leaseholders sadly to no avail. It's all a dark wall. They are the most vicious evil sector of council service. They know people will struggle and will eventually will have to pay. I just found out from the council today that they've almost finished preparing the final statement of the estimated Major work bill it actually amounts to a lot higher. I've asked them to send me a breakdown of what they've paid out to contractors specifics of the work. I remember the contractors left their scaffolding hanging on the building for over 8 months after they've finished. I've asked to arrange for a meeting with them to get to the bottom of this.

I'm now in the process of selling my property and l think they're gonna bill me higher than what's actually due. The buyers will see this and will be put off unless l agree to settle this my self. We received a revised hill of £24 K and now they said it looks to be higher than that approximately £30 K. This is a joke right!!!

Please can someone advise me if there's an alternative way to negotiate this bill with the council. How can l expedite this to the tribunal. Even if l settle his for the sake of selling the property. Can l take them to tribunal for the amount of bill tthey've charged us?

Please advise? Feeling anxious and lost😦

Oh my goodness! This sounds horrendous. I'm so sorry. I don't have experience of this but it sounds like you need to speak to a lawyer. I know that the last thing you want is more bills, but it might help just to make enquires about the matter with a lawyer even if you don't instruct them in the end. They may be able to point you in the right direction if this is a common problem. I've used Hanne & Co in Battersea and I find them incredibly thorough and professional. If you make an enquiry they can usually tell you what you should at least be considering and then of course it's another matter if you decide you need legal representation. It just might help you feel less anxious if you know that there are certain steps you can take.

Dear Worried,

So sorry to hear about the dreadful problems you’re having right now! I would concur with the other poster, it’s definitely a good idea to get some professional legal assistance.

I would without hesitation recommend the services of Ben Colenutt of Jamieson Alexander, he specialises exclusively in property law and litigation. He is very professional and competent, deal with confidence.

His direct number is 0330 200 0063, I’ll PM you his mobile number if you can’t reach him on the landline. Please tell him Jonathan referred you. Good luck 👍
