Plans for Wandsworth:Winstanley and York Road estates earmarked for £1.4bn regeneration scheme

Detailed plans have been unveiled for the demolition of the deprived estates in Clapham Junction in order to make way for a £1.4 billion regeneration scheme.

A masterplan for the Winstanley and York Road estates — involving the construction of more than 2,500 homes and a leisure centre — has been lodged with Wandsworth council and could be approved by late summer. It follows more than six years of consultation. 

Kim Caddy, Wandsworth’s cabinet member for housing, said: “The idea all started with the Clapham Junction riots. We decided we needed to look at all our estates and find ways to transform the life chances of the people there.” 

A report into the 2011 riots found that the trouble started on roads in and around the Winstanley estate.The masterplan was drawn up by a joint venture between the council and Taylor Wimpey Central London. 

The two estates, known locally as “The Winstanley”, are a mix of high-rise towers and “slab blocks” built between 1956 and 1972. They quickly gained notoriety for vandalism and poor conditions. 

In total, about 750 households on the estates will be rehoused in the new buildings and will be largely mixed in with new private homes. Affordable housing will make up 35% of the total and there will be 110 flats for social rent.

Residents were given the option of demolition or refurbishment and 70% said they wanted the estate to be knocked down. Completion is expected by 2030.

Using the "riots" as an excuse is pathetic.  More likely a need to be seen to be doing something with all the money the Council has been sitting on in its housing account from the sales and doing nothing but gaining interest.  Clapham Junction is likely to be a focus for some types of criminals simply because of the ease with which it can be reached from all over London - it is probably the most accessible in the city.  How many council homes for rent will be available and will this be an increase in order to reduce the housing waiting list?  I doubt it.
