Side return extension

Postby franceska.neeve » Thu Feb 07, 2019 7:52 pm

I'd be really grateful if anyone can give me an idea of what a side return extension costs (not including the kitchen) and also if anyone can recommend some really good builders to do the job?  Thanks :)

Hi Francesca,

I would recommend choosing the builder carefully. I had a wonderful experience with my builder who did a great job. They are called PVA Developments : http://www.pvad.co.uk/

Morning Francesca,
There really are a lot of decisions specific to each property that can affect the cost.
We are Architects in Wandsworth, and can impartially advise on the potential opportunities and likely costs that properties can enjoy. Wrap around and side return extensions add so much amazing space to period properties, but it is important to be informed at the outset of all your options so you can best spend and stick to your budget.

Hi Francesca, we wrote a piece in the Nappy Valley Design and Build guide last year on various extension costs. A very rough estimate for a single storey side return plus rear (circa 30sqm) with a basic finish of white walls and electrics/plumbing. £45k-£60k+VAT.

Let me know if we can help, all the best, Mike Lander, Director, Ensoul

Approx £50k would be a fair estimate I would say. It spends on what sort of floor, doors, skylights etc you choose. Do you want underfloor heating etc?? There are some quite expensive options out there.
Whatever you do make sure you get a detailed plan and breakdown of costs before you sign on the dotted line. We paid a bit less but it was a good few years ago.

Hope that helps!

Hi there - my husband runs a local Chartered Surveying Practice and following quite a few similar questions from clients, wrote a blog which you might find helpful:

How to do a side addition:

https://www.calsurv.co.uk/surveyorsnote ... e-addition

In essence, he suggests: In terms of budgeting for your side addition, as a general rule you should allow £4,500 per square meter of space, plus the cost of fittings.

There's also some other Blogs on there which you may find helpful including; How to Save Money on Party Walls and How to Save the Pennies and Pounds.

Feel free to pick up the phone for a chat through - Paul 07920 804520 - lots of happy SW Mums (and Dads!) and 5* reviews on Google; he can recommend some good build firms too (and perhaps a few to steer clear of as well!).... Good luck with it all.... x

As others have said, the final cost will depend on your requirements etc. We did a loft and a side return extension so I can't really advice on the side return only.
If you're looking for a reliable builder I would recommend Jon Cash from Hilltop Construction, he would be able to advice you on the different levels of pricing etc. His number is 07590260051.
Best wishes with your search.
