To move or not to move?

Hi all,

I’m hoping for some advice from others who have been in a similar situation as us, as well as help from anyone who has any suggestions.

My husband and I own a small two bed flat in Wandsworth Common. We love the area, we have family walking distance who do lots childcare for us, not to mention lots of friends nearby. I work close by - all in all it’s dreamy.

However, we can’t afford anything bigger. We are stretched as it is with changes in job circumstance since we got our mortgage. We have a two year old, we want more babies ASAP but feel totally at a loss as to what to do with regards to our next move. Our flat is very small - think galley kitchen and bathroom. We are desperate for some outside space, despite being close to the common and are bursting at the seams.

Did anyone else make the move out of London? And where to? We are clueless as to where we might go to afford a house in an area which feels friendly, fun and green. We love Wandsworth common so much but less keen on the surrounding, cheaper areas. So it would be a case of moving somewhere with a similar vibe which is less expensive than WC with other young families. Any ideas? Would we regret the move, I would be utterly terrified to make the move. Our other option is to try and find a 3 bed flat as near as possible to here but we’ve found the outside space is non existent. Help!!!

I have never been in that situation but ........

Everything - absolutely everything - is uncertain right now.  Make yourselves hunker down until at least the end of June next year and then think about it again.  In the meantime take care of each other and your baby, enjoy and rely on your family and friends, and make sure you can go on paying your mortgage.  In 10, 20 years time this will all just be a bad dream.

Hmm. If I were in your situation I would move out of London completely. You have lots of friends in the area, but when your kids are just starting school is the ideal time to make new friends so you're in a great position. Yes this area is lovely but I think being in a small flat with no outside space with two or three children will just be more and more of a nightmare. Also I wouldn't hang around trying for more kids - there's a lot to be said for having kids close together in age so you can do activities that they all enjoy. You could try the outer suburbs like Kingston, New Malden or Epsom, or just move out to somewhere like Brighton, which is lovely. It's also very quick from Brighton with direct trains to Clapham Junction so you can get back easily to see your family (actually wherever you go it would make a lot of sense to be on a direct line to Clapham Junction). Now is a good time to move with the stamp duty holiday; so completely opposite advice to Chorister I'm afraid!

Move to a 2 bed house in college gardens like this one:

Yes it’s a small house but it’s about the same price as a 2 bed flat, it’s freehold and you get a garden and a garage.

Nice place to live as the various closes are all cut de sacs so you can keep a cat without worrying about it. Not many places pass that test.

The 2 bed houses with a garage and garden are good value. Ignore all the dresses up 1 beds which have been extended. Some of them are riced very steeply. £525k should be about right. We paid £475k for ours about 3 years ago and our neighbour paid about £485kfor his around the same time. Both needed redecorating though but these are 1980s houses so build to a decent standard.

We’ve just moved out and gone from a postage sized back yard to an enormous garden. Kids are now outside constantly, gardening, building fires, making dens and most importantly spending way less time in front of screens. I’m a very sociable person and we have friends and family visiting a lot and wouldn’t change things for the world. No desire to go back to London at all. If it’s space you want definitely move out while there’s a stamp duty holiday. Wish we’d done it years ago. Good luck!
