Dover House Road Conservation Area

Hi Everyone,

I'm new here so thank you in advance for your thoughts and help!

We are returning to the UK after several years in Bangkok and are relocating to SW London. We're a family of four with kids who'll be 11 and 13 next summer when we get back. We also have two lovely Thai rescue dogs :)

We're selling our house in Hampshire and will be buying in SW London depending on school places-the children will be going to Independent schools (at least initially) as school places seem a total nightmare esp when not in situ to apply!!!

We're considering a few areas; Twickenham/Strawberry Hill/St Margaret's, Surbiton and also, latterly, the Dover House Rd Conservation Area in Wandsworth which is close to (wealthier, lol) friends.

Does anyone know anything about Dover House area? Is it safe for 11-13 yr olds to ride bikes, walk home from the park and school bus stops etc? Is ASB common? It looks like a real community, is it? It looks close to green spaces which is very important to us with kids and dogs :)
Any info much appreciated as in this area we could get a house in the other areas it might be a house but likely to be a garden maisonette or mansion flat. Our budget is approximately £685,000.

Any thoughts on the other areas I mentioned?

Thanks again, this is invaluable when we can't return to look at areas on the ground as Thailand is red listed and also suffering a very slowly receding third wave of Covid. Looking forward to receiving your replies 🙂

Hi there Flowerfairy. I know the area very well having lived here for 15+ years (I have children around the same age as yours). It’s lovely. Yes, a real community. A nice mix of people who have lived here for years and have grown up here, and new families with young children or children on the way. It’s lovely and green, with walks to Wimbledon Common, Putney Common and Richmond Park within easy reach. I would say that prices have gone up dramatically recently - £685k will get you a two bedroom now, or you may be able to get a three bedroom that needs work, so you will need money in your budget for that if you do manage to find one.

Yes, as you are thinking, I chose this area as you get more for your money (ie a house and a garden) than the surrounding areas, particularly West Putney. It doesn’t feel like London, but is in easy reach if everything. Barnes is the nearest mainlind station and buses to East Putney or Putney Bridge tubes. Feel free to DM me if you have any more questions. I also know a lot about the schools round here - private and state.

Ps. It’s a very dog friendly area. You will meet loads of people walking your dogs

I know people who live there and it so idyllic!
The houses are smaller than your average terrace but what you have instead is amazing green spaces in all directions - Barnes, Putney, Wimbledon and riverside. Many people tend to stay put while others pursue a bigger house.
Manor Fields (mansion flats) is also really nice but with a dog I'd think Dover House would be better. Also the service charge in mansion flats can be very high.

Hello,

Really grateful to have found this post as my partner and I are also looking at property in Dover House. I’m knew to this forum, so I’m not sure if this thread is still being checked, but we have a few questions if anyone has a moment…

We have an almost two year old and are hoping for a second child at some point too. We’ve been lucky enough to have a very unusual/ affordable rental house in Hampstead for the last ten years, but we want to buy, and as our budget is around 700,000 we can’t afford to stay in our current area.

We are interested in Dover House due to its proximity to the big parks & river as well as Barnes village. We wondered how regularly/ easily it is to spend time in these areas from Dover House? We currently live on the high street so are a little nervous of moving into a more residential area…

Also wondering about how close things like kids play areas are, how long it takes to walk into Richmond Park and how accessible people find central London?

We also wondered if we’d fit in… I work with young adults and my partner writes children’s books.

We love London and wondered if there’s still a feeling of living in London while on the estate? Or whether it feels quite removed from the city? We’ve been so spoilt living somewhere that is green and has a village aesthetic, but still is very connected to the city, and are looking to replicate this as much as we can on our budget…

Hi,
If you move there you will be gravitating towards Wimbledon common, Barnes village and Richmond Park. You can head into Putney Town centre for your high street needs using one of the many buses(or drive / cycle) , you will always find great routes passing beautiful tree-lined roads to avoid the main ones. The area itself in the conservation area has a small playground which is lovely and handy. The Beehive nursery situated in St Margarets church is a little gem. Vine Road recreation Park will a 20 is minute walk or short cycle and it is absolutely fantastic for young kids- it was one of my favourite spots. I lived in Central Putney when mine were very small but made a few friends on the Dover House conservation area. Although many people have moved on, I do know a family whose stayed on and their children are at St Osmund's primary in Barnes ( Catholic families). Proximity to Central London in that you will get there by Barnes train station or jump on a bus either to South Kensington, or to Central Putney or East Putney to use the trains/ District line. It's a great area!
You may want to look into school catchments though as that area is out for all the popular ones, unless you are a church goer.
