Buying around Streatham Common

Hello, I'm just wondering whether anyone might be able to give me some advice about buying in the Streatham Common area.  We are looking at properties in the roads just south of Streatham Common and am just wondering what that area is like? I've read that some people say Norbury is not that nice an area so I'm trying to get a bit more info as it would be quite close by.  Any advice very welcome - thank you!

Most people will try to convince you, but really themselves, that wherever they live is best, so you should probably ask very detailed questions and give a bit more colour on your needs and preferences.

Budget? Commuting needs? Children? If yes, state/private schools? Alternative areas considered or rejected, and reasons for doing so?

I’ve been living in the Streatham South and Streatham Vale area for 15 years and I love the area as it has everything useful very close by! Don’t let people put you off Norbury as it is generally safe and while it is developing at a slow and steady pace, it has a number of very good amenities: good transport links; post office; banks; hairdressers and two great eateries: Olde Goa and Moorish Lounge. There are very good pubs near the Common: The Bull, Earl Ferrers, The Railway; outstanding schools and nurseries and loads of local groups and societies; the common and lovely Rookery are a short walk away, plus the area has a fantastically diverse population in age/race/religion/social status etc.

More negative issues include fly tipping, occasional drug dealing or street drinking but not too much in your face, plus the odd loud motorbike/scooter late at night. But those things tend not to eclipse the positive elements.

OP, do your research on the transport links.

And bear in mind that many Southern and South Eastern lines have experienced third world levels of cancellations and poor service over the last 3 years. I'd be very, very sceptical about moving somewhere served by Southern, unless it's a station like Balham with trains every 3 minutes and where multiple lines converge.

No idea about Norbury, to be honest.

We’ve lived just south of Streatham common for over 4 years now and love it there. The roads around Braxted Park and Copley Gardens are lovely and quiet with a good community spirit and the Rookery gardens at the top of the common are a great place to go especially with the new addition of the Rookery Cafe which is run by the same people that run the Wandsworth Common cafe. Schools and nurseries in the area are also outstanding.
Downsides are traffic around the High Road and Southern Rails’ questionable reliability.
I also prefer going to Norbury high street than Streatham. Perfectly safe and much more accessible. Good cafes and we’ve also got great pubs in the area too (The Bull, Railway, Manor Arms).

Having lived in SW London for the whole of my life, believe you me areas change so much! Areas that were rough are now sough after and now those sough after areas are now considered to be a bit run down.

All the schools in Streatham that were "lovely community schools", but not that academic back in the day are now pretty much all Outstanding. You have the new leisure centre and Ice Rink replacing the ones that had been there for years. Loads of restaurants with a huge variety of foods from around the world.

There have always been people smoking dope, but it's not like that doesn't happen in all other areas - I went to "The Greycoat Hospital" back in the day and staff smoked dope there in the staff room - only went to a school in Westminster as the schools in Lambeth and Wandsworth were not seen as great then and you couldn't get into a Croydon school due to the high demand!

The main problem would be Southern Rail, the trains have improved a lot with the new timetable that are the via Norbury ones, but I've heard a lot of complaints for anyone who depends on Streatham Station rather than Streatham Common or Norbury - haven't seemed to have heard any major criticism or complements for trains via Streatham Hill. Streatham Common station is accessible with lifts, where as Streatham Station isn't if that's something to be considered. There are loads of buses that are heavily used.

There has been a consultation to possibly get in residential parking in Streatham so if you are a driver and want to be on the safe side, look for a rare house with a drive as if it does happen, it'll be the most expensive residential parking in London based on what I've read.

We bought our first house in Streatham Common having rented in Putney (and Battersea and Parsons Green before that). We considered other areas as we knew nothing about Streatham but we couldn’t ignore the value for money we got in Streatham versus other areas nearby. We’ve now been here two years and we have really warmed to the area and would definitely recommend it to others. We live just south of the high road near the common so walking distance to the large Sainsbury’s, The Bull and the Railway pubs which are so lovely. Also it’s a great walk up to the Rookery with the paddling pool for the little ones has been a godsend this summer. We have an excellent community, we know all our neighbours and enjoy the laidback variety Streatham offers. The local schools and nurseries are excellent. As others have said, Southern trains are not great but it depends on where you would be commuting to. I go into Victoria and have rarely had problems on the line between Streatham Common and Victoria even during the strikes.

I think for all it offers in the form of many transports options, great schools, supermarkets, pubs, value for money and outdoor space, I would definitely choose it again. The high road is not much to write home about but it’s improving all the time and there is definitely all you need as far as convenience goes.

I have heard Dunraven is a great secondary school.
I don't know Streatham that well but have used the Leisure centre, it's ice rink and pool and it's brilliant.
Many houses there have driveways: annoying for outsiders looking for a space to park but not an issue if you live there. I have met lovely people who live in Streatham The Rookery cafe is also lovely.
