Full House refurb

Hi There,

I’m seriously considering taking on a large scale refurb but before I do I wonder could anyone PM rough numbers as to what theirs cost recently. (Have been given some advice already but the more I can get the better) House is over 4 floors about 3000sq ft and I would be taking out some internal walls...re-wiring, plumbing the full works. Only extension would be small one at the lower ground floor level.

At that size, you're definitely better off going for a full service managed project, with a project manager full time.

When you say the "full works" it is unclear. Eg each bathroom could cost £2000, or £15000. Replacing all windows or just a few? Are they full wooden sashes or aluminium/Upvc?

If you have absolutely no experience managing a house refurb I would seriously question why you are taking on so much risk with such a big project as your first one.

I’ve done bathrooms, kitchen, window replacements & lofts before. The reason I would take it on is because I like the house, location & garden.

Great! So you already have some idea of the costs involved.

And could you ask your previous builders to give you an informal quote or idea of costs, for your upcoming project? That's what I did when I bought and refurbed my last house, although it was much smaller than yours (1900sqft and needing only a bit of structural work).

Hi, I would start to think about the costs in four buckets: Professional Services (Architects, Party Wall Surveyors, Structural Engineer, etc), Prime Building Contractor, Kitchen/Cabinetry and then Fixtures and Fittings.

As a very broad rule of thumb:
Professional Services: 15%-20% of total project costs
Build costs: £90-£150 per Sqr Ft
Kitchen/cabinetry: £50,000-£100,000
Fixtures and Fittings: It really does depend on the volume/quality
