Heaver estate windows

Hi,

I’ve seen loads of recommendations for sash window replacements so will follow up with them later. We are moving to a double fronted house on the heaver estate and the windows are in a bad state of affairs. I wonder is there anyone on this site who could help me with some advance planning.
- do I need full planning permission to replace the existing windows with double-glaze (assuming the design is the same)
- How much should I budget for this, as the windows seem to have loads of little glass panels so can’t estimate based on our current house as the sash windows are plain 1 pane of glass.

Any help would be great from someone who has already replaced windows in the heaver estate conversation area.

It really depends on which Road you are moving to and the design of the original windows. We have helped quite a few customers through the planning process on the Heaver and be very happy to advise and give you some ideas on pricing.

Probably the best option is to move in and get recommendations from your neighbours or if they don't know, knock on the door of places that look recently renovated. I recall posts about people putting back Heaver front railings and paths and there were definitely particular companies that have those designs, so it's probably the same for the windows. At least if you are moving in soon you will be living with the bad windows during the warmer months, so less urgency to repair them immediately!

I'd also post your question on a more local site - Nextdoor - where you can target more people in that immediate area.

As it's in the Conservation area you will need planning permission and have to specify about the glazing but give the planning department a call to ask them. I've found them to be very helpful on similar issues where I live not far from Heaver.

Conservation areas most often do not require homeowners to seek planning permission to replace windows. What is referred to as an Article 4 Conservation area most probably would, so it is important to look at your specific CA to ascertain the rules. Planning permission is timely and expensive, so best avoided if not a requirement.

You definitely do need permission for the Heaver conservation area. See page 77 of this: [url]file:///C:/Users/Lenovo/Downloads/Heaver_CAAMS_part_two.pdf[/url]. I know a fair bit about it because I live in the adjacent conservation area and it's the same with my house. The document is actually really helpful and mentions suppliers the Council can recommend to replace things such as the front railings. We used Aryton Windows . They were wonderful . I used to live in double fronted home so know them well . I would estimate at least 50,000 if not more given their complexity . We replaced. 9 sash windows in our new house and it cost -£23,000 . It is well worth it though because we won’t need to paint as often ( £8000) and I’m not heating the neighbourhood.

I didn’t think you did need planning permission but check
