Wanted: Builders and Architects 4 rennovation project

Hi,

We are purchasing a house that requires a lot of work to be done to it....it's a big job (currently two flats - reconverting to a single 3 storey house, plus doing a side return).

We are looking for a trustworthy builder who has experience of this kind of relatively large scale job and who would be able to deliver end-to-end - i.e. building side return; plumbing; plastering; carpentry.

We're also looking for an architect to do the drawings.

Any personal recommendations would be greatly received! Also, if you have done a similar rennovation yourself and want to share your experiences with me, I would willing buy the coffee and cake in exchange for picking your brain!!!

hello:

exciting project - i am a commercial interior designer, and three years
ago i moved into "the ugly house" and turned it into a very contemporary open plan but still cozy home; knocked down all the walls, added two bathrooms and a guest wc, levelled the ground floor so the entire kitchen/dining/sitting room that leads to the garden feels like one big outdoor space.

before you hire an architect, hire me. i can do plan and technical drawings at a lower rate than an architect, and can be more creative than an architect. concept, ideas and space planning are the most important part of the project - get this in place and then hire the architect - drawings in hand - to complete the technical process and get planning approvals etc. i can recommend several good architects that i have worked with over the years, and have close connections with three very good kitchen companies that i have worked with over the past 12 years. they are all in battersea and they all offer me a good trade discount.

i have designed the interiors and speciality kitchens for a quiche factory, cake factory, pizza factory, and the largest sandwich factory in europe, starting the design and space planning before the steel went in and i project managed all the subcontractors on these £25M+ projects through to supplying all the tabletop goods, accessories and artwork.

great work, great fun, but all in the north of england. i now want to work on smaller projects and stay in london - no more M1!

we have just done the same thing and used Michael Sagatis from PRS consultants for the building who were amazing and have done a fabulous job (end to end) and Paul Vick architects. Paul was also amazing and whole thing gone very smoothly!

For all things technical, we supply and fit televisions and wall mounts, Sonos music systems, business grade broadband - it's ultra reliable, any thing computer/ apple mac based and telephones- keep your current number and if you have a second home, one number does all plus voicemail to email if needed! But we don't dazzle residents with complicated and hugely expensive systems, just up to date, reliable & easy to use. Lots of SW11 clients. We are competitively priced as we don't have a shop front but instead demo products in your home. Weekend and evening appointments to fit around working hours.

We are 12 weeks into a 14 week project which has involved adding a 4 metre extension (plus bashing down an internal wall between the old kitchen and dining room) to create a massive kitchen / diner with shower room, plus doing a loft conversion and rearranging the 1st floor. We've had bathroom fitting, kitchen fitting, extensive new electrics, plastering, plumbing etc etc

I'd recommend my builder as his team have worked fast and hard, turning up even in the worst snow to carry on working on our roof. I'm amazed how quickly they have worked.

We should be finished by Xmas, so I think my builder may be free to start another project in January or else in April as he may have a big 3 month job starting in Clapham in the New Year.

We used a architectural drawing firm who charged us £800 to do our drawings for the loft/ extension and to obtain the necessary planning permission for the extension and certificate of lawful development for the loft. This worked out as cheaper than an architects, although our project was straightforward and we knew what we wanted so just needed it drawn and the planning.

Hi we have done our fair share of building work over the years and would definitely recommend the builders we have just used for our kitchen renovation. The were fantastic to work with, nothing was too much trouble and they finished the project on time which is a first for us! hi there - we completed a whole house rennonation and used hurlinghamdevelopments.co.uk . They were very good and finished the project on time - they also have their own architects which seemed quite competititively priced. We had to choose our builder carefully as rennovating a whole house or engaging in a project like yours - you really need to know you have chosen the right builder - we found that few had this experience. Hi

I would strongly recommend Rory Gordon of Good London Builders http://www.goodlondonbuilders.com

My friend is using him for a complete house renovation off Northote Rd at the moment - massive job: internal remodelling, kitchen extension, loft extension and new garden and he is taking care of the lot. My friend has 2 kids under 2 years old and says Rory is a godsend as she simply doesn't have the time to do all the footwork such a big project needs. If you're a busy mum or working woman he'll make sure everything keeps on track by making sure you know when you need to order things by. And he has weekly client meetings, plus sends regular emails and photos between times, so you are always aware of how the building work is going.

Rory is an independent project manager, so I'd really recommend him is the best place to start as he will find the best builders and architects for you, rather than someone who works for a specific building company. He also has loads of trade contacts so will help source fixtures and fittings at great rates. And he can sort interior deigners for you if you need extra help in styling, though my friend says he has great taste!

I should add that I don't work for Rory and I've only met him through my friend, so this is not a recommendation with any ulterior motive! If you would like to speak to my friend, send me a direct email and I can put you in touch with her. And if you do speak to Rory, please do mention my name (Alex) - as it always helps to have a recommendation.
