Hi, we are coming to the end of a full scale renovation, including a wrap around extension as we had a semi detached property. Agree that for the side return you are looking at around £100K+ work depending on how big it will be. I would be careful of low ball figures as we had a few meetings with those who said get could do it much cheaper, however when looking at their previous projects were done to a low quality. More than welcome to see our place and give you the recommendation of our main builder.

Our extension was over £130K. Look out for extras!! Our builder kept on coming back to us with more extras asking for more and more money. It was rather frustrating and in hindsight we regretted not keeping the architect/project manager on during the construction on site. We thought it'd be an easy and logical way to save money but actually I now suspect that it ended up costing us more. Also the builders installed the beams at the wrong height and now we have funny looking ceiling in the kitchen. oh well..

We used Plusrooms who recently completed our Kitchen extension to a very high standard. We were very impressed with the end to end service. Work was completed on schedule and efficiently, taking into account a pre arranged 2 week break for Christmas.

The main build also came in on an agreed budget and aligned with their estimated cost calculator. https://plusrooms.co.uk/estimated-costs/ They also run through all the option extras. This gave us a good idea of the building work costs.

The costs included a project manager who provided a very smooth delivery, especially when seeing the amount of material that left and turned up at the property. This was also the case for all the initial planning and site inspection, which they took care of. The onsite team were extremely tidy, polite and skilled.

We lived in the rest of the house during the build and had no issues what so ever, this included works to change the boiler and fuse box. The team swept up every day before leaving, which made a big difference.

We are very pleased with our extra space, which has transformed our house and it’s use. We would recommend and use Plusrooms again.

Hi 

If you're local to the south west London area, I would happily recommend contacting Greenlife Contractors for a quote ! They come out for free visit and quotation. 

They do loft conversions, basement conversions and did our rear extension. There is no 'typical' cost as each home has it's own challenges. But fish around the local contractors and get a sense of the price, don't forget some will quote lower to get the job but in the end it may end up being more expensive. 
Go with the best portfolio and reviews and just your general feeling towards the people ! Good luck x
