We have fully renovated our house - and before we started our project …I spent years studying floor plans, trends/timeless design, estate agent floor plans/photos, seeing what worked for my friends, etc.
Builders have skill sets to build (usually- be sure you also know key regs…as most will short cut a few areas). Most have little knowledge about great design detail. That’s why they need very detailed plans/ specifications.
If you really want the best layout- you need a great architect, interior designer (one with a full design skill set - not just an ability to select paint colours!), and also a very good kitchen designer (who knows your lifestyle and storage needs). A house renovation and new kitchen are expensive- picking the right team will end up saving you money in the long run. There is nothing worse than changing the plans/scope mid way or parting with a builder half way through a project. These are usually the two reasons costs escalate.
I would strongly suggest research before meeting with prospective hires- it’s important to align your aesthetics with who you hire (especially an architect- if you want something more cutting edge vs standard side return). Instagram is great for inspiration and finding trades.
