Solicitor for neighbour dispute

Hello, I am looking for a recommendation for a local solicitor able to assist with a neighbour dispute.

I would be very cautious about using a solicitor in this realm: you could well end up spending a ton of money and just have a bigger headache.

It would be useful if you could give a vague outline of the issues as there are many other avenues to pursue first off.

There are two points here before you start a dispute with a neighbour  you must remember an important point.
When selling the property both of you will have to by law declare the was a dispute and the outcome.
This could affect the selling price of the property if the outcome was not friendly and decided by a court!
maybe a lot more than is at stake money wise at present.
Second point if you check your household insurance policies you will probably find even if only for contents
cover for this sort of thing legal advise and expenses wise,and the recommendation of a specialist solicitor in this field,with free advice before action.

I would agree with both comments above.  Any neighbour dispute has to be declared should either you or your neighbour ever come to sell, and buyers and lenders take a pretty dim view of such things.  Unless it is absolutely essential to engage a solicitor in a neighbour dispute, I would avoid it at all costs.

The earlier replies are really useful to know, but if you’ve been having difficulties with your neighbours, I can see you would want to resolve the issues, even if that means there is something to disclose if one of you sells up. There’s probably nothing to stop you taking legal advice so you know what your options are.
However, it could also be worth exploring mediation, as this is a non-confrontational way to find a solution everyone can live with. I’m a mediator and I also provide free mediation through my local Mediation Service - most local areas have one, including Wandsworth (http://wandsworthmediation.co.uk) (I’m not a Wandsworth mediator). All the mediators will have lots of experience of property disputes from boundary issues to noise, parking and so on. Your neighbours would need to agree to participate (if they won’t, you can ask for ‘conflict coaching’ to help you manage any disputes). These free mediation services are completely independent and run by volunteers (a charity, nothing to do with the local council) and they normally just ask you to consider making a donation to help keep the service running, if you’re in a position to afford something.
I would be interested to know from the property/legal experts whether using a mediation service is something you have to disclose if you sell, but it’s certainly a lot less stressful than getting into prolonged legal arguments (and likely to be quick). I wish you luck finding a solution to the current difficulties.

Not sure what the issue is, but I agree with the others that legal action is the absolute last resort with neighbour disputes. So often it really marks the end of any cordial or even neutral relationship and people can sink to unexpected lows in order to retaliate! There are many free resources online clarifying legal matters too and government site with advice on resolving neighbour disputes and where to complain if needs be etc

Or if you are able to help, how can I contact you directly?

Otherwise if anyone else has got a recommendation for a solicitor I am still looking!

Please avoid comments like the others; we are really at loss to resolve the issue we have with our neighbours and we have tried the amicable way I can assure you. And this is rather if nothing is done that our house will lose some value!
Hopefully a formal letter from a solicitor will be sufficient to resolve the problem; we really do not want to go to court but sometimes you don’t have a choice!

Maybe if you told us more exactly what the dispute is about we could help.Apart of course being nosy!
And do you both own your property or are one or both council as they have rules about what you can or cannot say or do to a neighbor?

I don’t think exposing the problem on social media will particularly help and I would like to keep some privacy.
Both properties are privately owned and the landlord of next door’s property ought to do some building works to stop a nuisance on our property.
I just need a solicitor dealing with nuisance / neighbours disputes.
I have tried a number of firms but either they do not respond or they are based in the City and charge £1000 just to send the letter before action. Typically this is a case for a local solicitor, not a City firm.

Try Gregsons in Wimbledon - I think the relevant partner is Alexandra Adam. They have acted for us for over 20 years on a variety of issues. They are very sensible, to the point of telling you honestly if you don’t have a good case.

I was just wondering if you’ve managed to find a solicitor for your neighbour dispute? I’m currently dealing with a noise issue with my neighbour and think that a letter or two from a solicitor might help resolve the situation. I’ve contacted a few solicitors, but their fees seem to be quite high.
