Can anyone recommend good builders to do a side return / kitchen extension. Having a nightmare finding one. We thought we had someone lined up to start in June, but it appears they have found a better offer.

Whatever you do, I would advise you NOT to use Protia Design and Build run by Espen Jewhurt. He's still quoting for jobs around Clapham but has closed down companies losing his clients tens of thousands. Ignore any recommendations.

They are a very good building company and have never let us down. I'm sure they also work on individual projects although their main clients are property developers. I'm in the process of finding a builder to do some work at a house I'm buying. I saw some good recommendations for GB Builders and contacted them. After I explained the work and sent floor plan details I spend about 2 weeks chasing the guy called Martin and never got a call back - he didn't even had the courtesy to say he was't interested in the work. I just wasted my time!! Very disappointed but I suppose better at the beginning than after work had started!!

We also spent so much time issuin plans for quotes and chasing. I think builders are busy but the level of service is generally poor. Thoroughgood were great only because they apologised due to workload they couldn't do the work in my timeframe. I'm pregnant so on tight timelines.

We ended up going with a company based in Kent. They start in 3 weeks and have been brilliant to date. Highly recommended by friends of mine who live in SE London. I can't recommend the work yet as not yet started.

Good luck. The whole process takes forever. Planning, architects, building engineers, party wall surveyors, building inspectors. The number of people involved and costs are endless. Bit worth doing the work upfront. We have been prepping for 3mths before work even starts.

Builders just have so much work out there in Nappy Valley they can afford to pick and choose. During the summer months when people are desperate to get work done they won't have time to go out and inspect/ sell on every 'prospective' job---hence no call backs etc if your job is still at 'early stages' you do not seem 100% certain to go ahead quickly.

In the Winter it's a different story. We did a full kitchen and loft renovation in the winter of 2011 - people thought we were mad, but I had three companies fighting for the work and the ones who won it did it in 3 months...it was cold and dirty - but hey buidling work is hell whenever you do it, rather get it done quickly. My builder was great but after 2 years I ahve given up asking him to come and finish the snagging on my neighbours house. Trying to find a small builder to give me a days work doing that - no luck finding that person either! Any recommendations?
