It depends how deep the line is though and crossrail will be very deep so you won’t be able to hear or feel it.

I think it would be noisy and disruptive if you’re by a station or an air vent but if it’s just the line that’s underneath you shouldn’t be able to hear it.

I actually pulled out of buying a property for the same reason recently. It might not happen for ages but when it does the building of CrossRail 2 could be very noisy and disruptive. I actually got a load of info from the safeguarding manager at TFL which showed that the work could cause a lot of inconvenience. I didn’t think the purchase was worth the risk.

Years ago my parents were very keen to buy at a house in Lebanon gardens. My father who is a civil engineer happened to go for an interview somewhere and saw the plans to turn the south circular into a 3 lane motorway (I think it was going to be the M15 (the M25 was the middle sized of 3 proposed concentric circular motorways around London!)

Anyway the motorway was pretty much going to be on top of the garden of this house. So they didn't buy it and instead bought the house I grew up in in Fulham. The missed house had a swimming pool in the garden! I only found this out when we bought our house a few streets away and my parents told us the story. I probably would have gone to different schools, never spoken French and been an Olympic swimmer, but I might have met my husband as a teenager as I would have been closer to where he grew up!

Also, my dad first started working on cross rail in the 1970s, so that took half a century to build!

I think it’s only relevant if you’re planning (or future buyers would plan) a huge basement extension and even then you would probably just need to get special permission. The new line would be so deep underground you wouldn’t be able to hear or feel it. I’m not sure they’ve even agree the route yet and who knows if it’ll be even built given we’ll all still be working from home then . I really wouldn’t worry.

I've recently got searches back on a property i am about to purchase in Earlsfield which show the proposed crossrail 2 route runs virtually underneath the property.

I understand that the project is unlikely to happen before 2030 so i doubt it will affect me directly as i don't plan to be in the property that long.

However, i am concerned about the prospect of something like this discouraging future buyers. Can anyone advise on whether this would put them off?
