never use a firm called plus rooms plus. gareth lloyd will ruin your house. he left mine with no roof for 9 weeks with damage to furniture, the rest of the flat and flat below. 11 weeks and 40k down from a 6 week job, he walked out.

his workmen are great when they are allowed to turn up but he is just interested in taking your money and ruining your flat

I just wanted to respond to this because i feel so strongly it is not representative of our experience to date with Sean and Simply Extensions.
They have been working on our job for 3 weeks and so far i've been extremely impressed indeed. Having seen this negative review we did raise this with them and any concenrs have all vanished.
Sean does not hesitate to get in contact about every single decision and is always thinking about how best to do the job so that it will look good, going the extra mile to get stuff done e.g. he was able to position our steel far up into the ceiling to avoid it needing to be boxed in even though this meant extra work for them.
He's consultative, works quickly, is polite, constantly in contact and makes really helpful suggestions without landing us with extra cost. In short, he has been brilliant.
Obviously these guys are side return and loft specialists, it's what they do day in and day out so you're probably not going to ask them to do the super detail stuff like tiling and painting, just get someone else in for that job as you normally would.

Hi acupoftea. The builders were called Jeff and John. I believe they stopped working for a Plus Rooms soon after our loft was complete. Sorry but I can't remember the name of the architect, but they were the ones that Plus Rooms include in the fee.

We used Simply Extension last year and are very pleased with the works and the communication/ organisation before/during and after the works.

We used Plusrooms a few years ago for a side extension and the end product was good and pretty good value. We did have to chase up the individual contractor quite a bit. He doesn't work for them anymore.

Our next door neighbour then had both his kitchen and his loft done by them and was, I believe, quite happy with them.

Despite some reservations, we have just signed up with them again to do the extension at our new house. I'm sure that I'll be wanting them to do faster and make less mess, but you can't make an omelette without breaking a few eggs! (or however the saying goes)

Thanks acupoftea, the work was completed and we do really enjoy the space.
Unfortunately I don't know what the standard position regarding insurance is.

Thanks Sossleak. That's useful to know. I'm sorry to hear that your experience was so stressful. I hope the work got done in the end and that all is sorted now.

That's a good idea about the contract. Re insurance, do you know what the standard position is? I have heard from a range between 5 and 10 years for workmanship and materials but then one builder told me this doesn't mean much in practice?

My experience with Plus Rooms was very different. We had them for a side return and loft conversion and it was one of the most stressful periods of my life. I personally wouldn't recommend them.

Before choosing any building company I'd also suggest checking the contract with a solicitor so you know exactly who is liable if things go wrong. If Plus Rooms still make you sign a separate one with the foreman, I suggest you find you what the implications of that are.

Did anyone use Plus Rooms for a loft conversion and, if so, would they mind sharing with me what they quoted? We're looking for a company to do our loft conversion as well as a kitchen renovation and some reconfiguring after that.

HJM - would you mind sharing the name of the architect and team that you had?

Just been reading people's thoughts re plus rooms and decided it might be useful to add my experience with them here. We have just completed a rear kitchen extension which (I am biased..!) is absolutely beautiful. The team was amazing from start (incl totally managing all tricky party wall issues and neighbour questions) to finish. We lived in the house during the two mths of build (with 4 and 2 yr olds) and while hard at times was overall a fun and exciting project. We are so happy in our new space and know that we had a quality job where no idea or solution was overlooked. Highly recommend - incl their third party partners (Braverman kitchens and the company for party wall surveyors). Good luck and enjoy x

We have never taken adverts down due to advertiser pressure, although we have lost advertisers who have felt we should have done.

Apologies for the delay - I only just saw that you asked a question. Yes, we went with Plus Rooms in the end and we were pretty happy. I would agree with the previous poster that there was some chasing up to do towards the end of the project, which meant that things took longer than they should have. The other thing that was bad was the architect who is rude and has no social skills. Both of those things were annoying, but overall I would still recommend them.

My advice would be to ask which crew you would get and then get references/ ask to see specific examples of their work. There's no point in looking at an extension they've done near to you if you're going to get a completely different contractor. The quality of their crews will vary, so insist that you get a good one if you give them the business.

By the way, Alex and his finishing team are AMAZING so definitiely use them if you want your decorating done, wardrobes built etc.

Hi

We used them last year to do a side return extension and a throughout refurb of our flat and they did an excellent job - we are delighted with the results. The workmen were friendly, accommodating and courteous and always tidied up. I don't think there is anything more one could ask for.
