Joseph Homes and interior design group Honky have teamed up to create an eco-friendly show home to showcase the sustainable practices at the heart of The Tramyard, Balham’s latest property development.

The curated use of vintage furniture shows how pre-loved pieces can work with a contemporary interior design scheme, and vegan non-toxic paints also appeal to the environmentally-conscious buyer.
To keep things anchored in the locale, some of the key pieces nod to the history of the site, one of London’s last working tram depots. Take the Tolix dining chairs, for example, which rose in popularity between the 1930s and 50s – the same era as the height of the tram’s popularity in London.
And since colour dictates the mood and personality of a space, pops of bright oranges and vibrant hues keep things warm and upbeat.
‘At The Tramyard, we’ve brought in earthy tones using vegan paints with bespoke and vintage furniture pieces,’ says Amy Broad, interior designer at Honky.
‘Colour affects how someone responds to a room and how you feel while you’re going about day-to-day activities, so it’s important to make sure the colour reflects the energy of the space.’
‘Vintage pieces include the coffee table in the lounge that came from a local vintage shop. Right now the trends are anything natural from colours to materials so we’ve used timber and cane. The bedding is all cotton and linen while rugs are woven wool.

‘I felt it was important to mix old with new in this interior, to reflect the local area and the history in order to create a personality. Here we wanted a home someone has curated over the years.’
Set on Balham High Road, The Tramyard is the latest development from Joseph Homes, whose Live Well concept is centred on the mission to build better homes for a better world.

As well as the non-toxic vegan paints, the homes also include low VOC (volatile organic compound) materials, pollen filters to alleviate hayfever, as well as MVHR (mechanical ventilation and heat recovery) to ensure clean, filtered air throughout the homes. This all results in a consistently high standard of internal air quality, reducing the impact of harmful chemicals.
Each apartment has a private outside space and large floor-to-ceiling windows that ensure an abundance of natural light, as well as communal gardens.
The Tramyard, which offers one, two and three bedroom homes, is just a 10-minute walk from both overground and underground stations for an easy commute into central London.
