Wrap-around rear kitchen extension - Lambeth SW12

We are looking into a single story kitchen extension to the rear of a Victorian property in SW12 (Lambeth Council). Does anyone knows whether it is possible to extend a few feet into the garden as well as do a side return? We want to maximise the space - I believe it is called a wrap-around extension.

Also, for the above, if anyone can recommend architects / builders that have had successful planning applications for a wraparound extension that would be great.

Hi Natalie

Be prepared for a monumental fight with Lambeth over this. We eventually obtained permission but at huge cost. Their own planning guidance (available on line) states that they do not want wrap arounds. Also, the people we dealt with at Lambeth could be very two-faced, as in say something to your face was ok and then send a letter later saying the opposite.

It is possible, but be prepared. We had a great builder, but in hindsight I wish we had done a build/design package.

I sympathise with you. We have just had our wrap around extension refused and are trying to decide whether to contest it or not. I'd be interested to find out what your 'fight' entailed - time and money wise. Perhaps we could discuss off line?

we are architects in SW18. We have had good success in Lambeth, and have got some amazing permissions through, using planning and/or permitted development.
if you wanted to call the office I would be delighted to give you an appraisal.

Hi

Lambeth wouldn't allow ours as it apparently wasn't a president on our road in sw12, we could have gone out on the existing into the garden but not carried it on to match on extension side so it would have been stepped back. Not really worth eating into the garden and patio for us or the look we wanted. Our work is currently underway and the space is appearing plenty large enough without wrap around, even with a utility and wc.
We could have contested this but it would have taken more time and money and certainly without guaranteed success. Lambeth are not anywhere near as accommodating on planning as Wandsworth unfortunately (one road over for us annoyingly)
We are making the most of our outside space instead.

Hi,

We currently have had our planning application approved by Lambeth and building works have begun. they are really busy at the moment but I have to say we have had a good planning officer who gave us suggestions of how to change the drawing in order to get the planning approved.

1. If you just want a side return extension and go for a 6 x 6 m you can apply for permitted development side return infill extension. These are very easy to obtain
2. Anything bigger then full planning application BUT our suggestion for a wrap around, was just to go in by 1 brick size right at the end of where the bi-fold doors end, so therefore this falls into the planning "rules". We were advised by our planning officer to do this. so creating the L shape they looking for but barely!
God i hope this makes sense as am not explaining myself too well here!! :-)

Lambeth apparently is not as easy as Wandsworth but my experience with calling planning and speaking to people have helped us have a successful full planning application approved. I have therefore had a very positive exp.
