Refurb of existing loft extension - any suggestions?

My house has an existing loft extension, but not a very nice one - so I want to get it revamped/ refubished/ redesigned.

But I'm a bit stuck about who to contact for advice! :?

I've asked loft extension companies but they are only interested in new extensions. I'm not sure architects would be interested as it's not really structural changes. But I think it's a bit more than an interior design job too (we're looking at new stairs and possibly other bits knocked through).

Does anyone have any recommendations? Or even advice on what sort of organisations I should be contacting?

Hi, I had this same issue, quite a few years ago, and couldn't/didn't find a good answer. Same thing - none of the loft conversion companies were interested.

The loft extension we inherited in the house was just one big room, and I did find an "old school" plumber who would have put an ensuite bathroom in there for us, he was very handy with carpentry and plastering skills, now sadly retired and happily living in Devon! Electrics would have been a separate job, as would adding or replacing velux-style windows, and we would have needed to redo an existing juliet style balcony and doors, (to put the services in the right place) it became too big a job for him, and the costs added up for all the separate bits/specialist areas became ridiculous. A bathroom specialist could probably do putting in a bathroom but wouldn't do a staircase for you. A

I came to the conclusion that either 1) I needed a good small local builder like my parents had growing up outside London, but couldn't find any, or any where the cost was even remotely feasible, any builder with all the relevant skills needs a big enough job to make it worthwhile, or 2) lump together any other house renovation jobs (e.g cellar tanking for a utility room, do another bathroom, side return) and find a larger all in one company who would add on the loft work to the other stuff, but........ that's really expensive.

In the end it went into the too difficult pile, and years later we moved. That sounds a bit negative and not much help to you, so I think if I was doing it again then it would just require loads of phonecalls to the renovation type companies (proper ones, more than handymen companies) with emails with photos, and try the companies that advertise regularly in all the free quality local mags, like SW Journal, The Resident, and the estate agents' publications, and ask for recommendations, references, look at Check a Trade, Trusted Trader.

New stairs and 'bits knocked through' does sound a bit structural to me. Also, you will need to take building regs into account. I would look for a structural engineer who offers design and project management services and get him to develop a spec for you and help you put it out to tender to trusted builders. They should be able to advise and offer some potential builder contacts who are likely to be interested in the job.

Hi

I can thoroughly recommend MI Designs.

In the interests of openness, it is run by a friend of mine, but they have done lots of work for us and we've been really happy with them.

Iwona runs the 'front office' and her father and his team do the building work. They are really diligent and on time, friendly etc. They don't speak great English but Iwona does all the translations needed!

Hi,

Lofts where the first things to be extended back in the 80s and were often done on the cheap. I have "rebuilt" about 8 lofts in the past 18 months.

Is there any damp or roofing works required or is that fine?

It can be a good opportunity to maybe increase head height, or design (in the early days, bottom line was key so if it was difficult, it was not done. This means that if you were to re-do it, you maybe able to unlock more space).

It all comes down to how involved you want it to become. I would be happy to meet up in person on location to go through some possibilities?

Good evening!
We are in the middle of a loft refurb - started as a new bathroom, new insulation (no insulation there!), new windows etc. It has grown as the job has progressed as we have uncovered a few 'horrors'. Our loft was done 25-30 years ago when building regs aren't what they are now and the space was not cleverly extended. Its never fun having building work done as it never seems to go to plan. Anyway ask me once its done whether I'd recommend the builder ;) So far so good......
