Side return extension

I'd be really grateful if anyone can give me an idea of what a side return extension costs (not including the kitchen) and also if anyone can recommend some really good builders to do the job?  Thanks :)

There really are a lot of decisions specific to each property that can affect the cost.

Hi Francesca, we wrote a piece in the Nappy Valley Design and Build guide last year on various extension costs. A very rough estimate for a single storey side return plus rear (circa 30sqm) with a basic finish of white walls and electrics/plumbing. £45k-£60k+VAT.

Approx £50k would be a fair estimate I would say. It spends on what sort of floor, doors, skylights etc you choose. Do you want underfloor heating etc?? There are some quite expensive options out there.
Whatever you do make sure you get a detailed plan and breakdown of costs before you sign on the dotted line. We paid a bit less but it was a good few years ago.

Hi there - my husband runs a local Chartered Surveying Practice and following quite a few similar questions from clients, wrote a blog which you might find helpful:

In essence, he suggests: In terms of budgeting for your side addition, as a general rule you should allow £4,500 per square meter of space, plus the cost of fittings.

As others have said, the final cost will depend on your requirements etc. We did a loft and a side return extension so I can't really advice on the side return only.
