Cheap/online conveyancing

Postby Mummymoo » Mon Oct 21, 2013 3:07 pm

When we bought our house, I remember thinking that I wish I had gone for cheap online conveyancing as our rather pricey solicitor missed a few things ... but now I am trying to help my parents in law SELL their house and I wonder if the conveyancing on the seller's side is more tricky.

Also, we are planning to sell at auction, so there is literally the creation of a legal pack that is handed to the auctioneer.

Has anyone used a cheap online conveyancing firm that you would recommend, please?

Just used The Partnership - not online but based in guildford and a lot cheaper than central london conveyancers. they did a good job. there were some issues as they are not on the panel for all major mortgage providers but everything worked out just fine in the end.

We recently sold our flat in SW London with Thomas Simon Solicitors based in Cardiff which were recommended to me by a colleague of mine (I am also a solicitor but not in conveyancing).
I was impressed by the service, always friendly and very quick to reply; they have a website with client login where you can upload all your documents; very handy.
we paid about £850 all inclusive which I found very good value for the work involved (and very little money compared to estate agent's fee for a rubbish work!). not sure about the auction pack though.
if you want to contact them I can give you the name of the particular solicitor I dealt with.
I would say that the seller's side should be easier/less work for the solicitor than the buyers side, as the searches which are time consuming are on the buyers side.
If you want any further information just let me know.

I used SAM Conveyancing which I found online and I'd strongly recommend them; their website is www.samconveyancing.co.uk but you can call them on 020 7112 5388.

They quoted me a little over £600 at the start, which seemed good value to me, and they never added to this. This is the second time I've moved and what annoyed me last time was this whole bunch of hidden extras which the firm added during the conveyancing which nearly trebled the initial quote. I think I had to pay additional sums for silly things like photocopying.

When the seller caused a delay by not responding to some additional enquiries, my solicitor, a lovely lady called Shehani, really got stuck in. She was brilliant and kept me informed all the time and most of all, she spoke to me like a human and a pretty busy one! The whole process was over in about seven weeks.

So yes, I recommend these guys but I think, whatever you do, you should always go for a fixed fee quote. You won't get a sudden shock when the bill comes at a time when you're probably cash-strapped.
