Recommendations for Builders - Full house refurbishment

Hello

We have purchased a house in SW12 and would like to do a full refurbishment on the house. This would involve a basement, loft conversion as well as internal changes internally to the property. Works would commence early 2015.

It would be great to get some recommendations for builders that would take in the whole project to smaller companies who could do various parts. We also require a landscape gardener too.

We already have an architect commisioned with full drawings available.

We really want to avoid companies who only outsource the work - I know that there are a few out there.

Any companies to avoid would be very useful too.

Do contact Rory Gordon at Good London Builders. We did a similar thing in SW11 last year and he is just brilliant. Everything was done in a short space of time to a high spec. Really would recommend.

I had a look at the link and they do look great and thank you for suggesting but what they do our architects can also do. Ideally we would like to deal with the builders or a building company directly, the refurb is so big the % that management companies charge would end up being so much.

You really need a specialist to do the basement.

The most important thing is to get evidence of lack of insurance claims wrt neighbouring buildings and proper basement excavation liability insurance. We have never had a claim in this respect in over 14 years.

General builders either subcontract the works or do not have the relevant insurances.

General building insurance covers excavations down to 1.2m depth: typically basement excavations are 3.5m deep. So this type of cover is not valid.

There are frighteningly few companies that actually do have the proper cover.
